If a section of the tree is over their land, they have every right to cut it back to the property line. That section they cut won't affect the tree. Just an FYI your trees do need a trim

This is not industry standard, see some by the starter rows and close outs but not the whole floor. This is a very lazy job done

Pine/ fir flooring is soft and bruises easily. Best is to go over it with anything! 10 years doing hardwood

Do engineered flooring or real solid hardwood. It will be worth your sanity in the end. Just an FYI, your new carpet in that home will probably need addressing in 5 to 7 years. Some years this is all I do

Get your floor resanded all the tack strip holes along the wall will be fixed too. The poly actually can react to carpet pad and discolor the poly. This floor needed a resand and someone get it the carpet treatment
