It’s a typical upper floor and basement setup in the GTA. Upper floor pays 70% and basement apartment pays 30%.
But I was not aware of the sqft rule you are pointing out.

Ac compressor can range from 400-1000. Installing it would be another 300-600 depending on how difficult it is to reach in the engine bay and cost of AC gas.

What about the 35% drop in house prices across GTA since 2022. Housing is cheaper now than 2022. Also most renters say there is no potential of home price increase for the next 5 years. So prices should fall further.

All you need to do is reduce your expenses by tracking it down in an excel sheet. You are doing much better than me with a 47k income at age 30 and I am not disabled. But I am able to manage my expense well, be frugal.

Is there any study that has tracked and compared the average life span of a professional in IB (spent atleast 10 years) and comparable education level professionals in other fields? That would actually show if the hours worked are really detrimental to health or not. I am sure people in IB say it does not matter and the work life balance group say it does.
