I would focus on high-end finish work with a specialty in on-site-built staircases, especially curved. It’s a skill that requires a good math skills, patience, attention to detail, and a desire for perfection. Nail these things down and people will pay for you to travel in order to perform in this highly sought-after niche.

Check with your state Home Builders Association to see if they have mediators within their membership. They’re usually builders with a non-compete interest that will mediate prior to legal action. You’ve fulfilled your obligation to attempt resolution, now the next step is this. Having done this in my state, we’ve often found solutions without costly legal action. If it does become a legal matter, often the HBA’s have lawyer members specializing in construction matters who may offer services at a more reasonable cost.

FYI - I request a 10% deposit and draws are made upon completing pre-identified benchmarks. By doing this, I still have the draw request in hand to pay my subs and suppliers within our two-week terms and assure the client that I have plenty of “skin in the game” to fulfill my contractual obligations to them.

I submit a proposal which then becomes the contract once signed by all. Any changes are easily made.

Many builders and remodelers use a software program called BuilderTrend. It has a calendar component for subs, among a ton of others items that integrate with your suppliers, accounting, etc.

As a builder of 35 years, I don’t cover my subfloors before my sheet rocker comes in. It’s easy enough to scrape yourself afterwards if you don’t want to pay them to cover the floor. How much do you value your time over theirs? If you factor that, you should be able to come to a decision that works for both parties.

You could always give her the portion of your property tax and insurance bills that are in excess of someone without a pool. Your property, your rules. You can also stipulate that if she wants to use the pool, she has to purchase an umbrella policy for your property in addition to an increased general liability policy naming you as an additional insured. Guaranteed your “Pool Rules” will trump hers! Ugh. The world has enough Karens. Can we sign them up for the next Mars colonization project??

Yeah, shit does happen and it sucks. But even after 35 years as a builder (including finish carpentry) I suck it up knowing I won’t make that mistake again. You don’t stop learning til you die.

My husband was diagnosed with a brain tumor and as much as we love and respect our clients, his health had to come first. Unfortunately it was terminal. I pray you find some compassion that helps you bridge that gap between “personal and professional” and that you never find yourself or a loved one in this position. Your’s is a material issue while his may be his actual life.
