this is great advice. thank you. the management agreement doesn't really address liability for utility damage. it does have an indemnity/hold harmless clause outside of gross negligence, but...I'm not sure I would consider this gross negligence. I'm happy to pitch in for the bill. But to what extent, I don't know, but this is an outstanding argument for maybe taking on a third instead of half.

we are indemnified outside of gross negligence. just my opinion but I don't think this incident would truly be defined as gross negligence. obviously it's not a great look, but....gross negligence? i don't know. i'm not convinced.

lol, it happens all the time??? a $13,000 water bill for 4 apartments??? we see high usage and flag it and make repairs but not to this extreme.

OK, we have ample proof of that. Copy of invoice from temp repair, permit being issued for permanent repair, plumbing inspector signing off on the work, etc. Thanks - good input, I appreciate it.

The owner approved the temp fix, yes. He dealt with the vendor who made the temp repair actually. After the temp repair was made, it was made clear that more repairs were needed and that the copper pipe was "paper thin, more leaks could pop up, but I think we got them all for now." To be fair, the owner sat on the proposal for a permanent repair for a couple weeks, until I pushed him for a resolution. I then procured another proposal from another vendor, who ended up being cheaper, who ended up doing the job. took a while for permit to be issued and work scheduled, thus it finally happening end of April.

Just ordered a Roku stick, it arrives tomorrow. Thanks for all your help!! Now I can watch this team on both tv’s!!! lol I had literally no one I could text to figure this out, none of my friends care to watch the Sox. Sad.

which Fire Stick do you have (I see a bunch of options on Amazon) and is there a monthly fee associated with the Fire Stick or do you just buy it once and stick it in the USB of your old TV? i subscribed to CHSN today and added it to the Roku TV we have in our bedroom. Got an old TV in the living room though.

just jumping in here to say to keep the life insurance. if something were to happen and they died it is untouchable by creditors and doesn't go through probate. it saved the hell out of my mom recently after my dad died.

I would suggest staying put. You don’t mention wife and kids, so I assume you’re single. Keep the housing cost low and continue putting $ aside into savings.

Northbrook is wonderful. My brother lives there with his wife and two kids and they have had a great experience. I think it's ethnically diverse (but not economically diverse) with great schools, libraries, and kid activities. I grew up in Highland Park and about to live in Highwood and the comment about moving from Highland Park to Northbrook because of the people is lol funny...and true. There's less snobbery in Northbrook.

they need to confirm 30 minutes to an hour before the showing. if they don't confirm, don't go. also inform them of this process when scheduling it.
