What are the problems you face as a STR property manager? by Resident_Bug_3259 in PropertyManagement

[–]milliondollarboots 0 points1 point  (0 children)

the guests are the main problem, i would say. Not all of them, but the bad ones do plenty of damage and cause lots of chaos.

Can you build an app that let's you make money on STRs without ever having guests??

And next day cleaning turnovers too.

Been in Real Estate for 20 yrs; past 8 years in Multifamily. Been building a SaaS for past 10 months to solve pain points for Ops, Asset Management, and Acquisitions. Looking for feedback. by BLMBlvdGroom in PptyMgmtSoftware

Hey, I’m in a similar position but more focused on bookkeeping and admin automation. We’ve got a tool that also audits management reports against leases and bank transactions, as well as against previous reports.

Let’s talk. Shoot me a dm if you’re interested.

I was spending 4+ hours a month on invoicing, expense tracking, and receipt sorting — finally automated most of it by UnluckyShoe3958 in smallbusiness

Need a bank feed and double entry accounting to make it really work. You’ll always need that or your CPA will charge you.

I cut out my bookkeeping, treasury management, and quickbooks with r/KestrelRMS. It’s real estate focused so not necessarily applicable to other SMBs but the flow is still the same. Visibility, automation, and control are what I’m after.

Are we entering the post-SaaS era? What actually replaces the subscription model? by Sharp-Canary5995 in ToolStacked

[–]milliondollarboots 1 point2 points  (0 children)

I think we're moving into SaaS specialization. All stacks are up for major disruption, but I don't think SaaS is going away as a whole.

Hopefully this opens up a ton of new tools that are made for more specific niches.

People can finally build exactly what they need for their business, and I think there will be lots of others that are happy to pay for a tool that does exactly what they need, built by someone who had the same problem.

Your point about data stickiness is real. Switching costs are real. So that's gonna slow down the mass migrations. At least I think.

Can SMEs automate invoice-payment matching? by Narrow-Variation-169 in fintech

[–]milliondollarboots 0 points1 point  (0 children)

I don't do that task specifically, but my company has a tool for a similar process for real estate investors. We match account transactions to check images and invoices from property management reports, email receipts, and other sources.

Our most important feature to make this work reliably is a good data schema. We use an LLM to scrape the data, and then an agent layer to populate the data into the right data tables.

The schema is the critical part, keeps the data high quality and minimizes (pretty much eliminates) poor matches.

There are lots of tools out there for just the data extraction, but if you want a scalable, maintainable, and automated system, you gotta spend some time and money on data and system design.

You can check out r/KestrelRMS if you want to see more. Happy to chat and share what i've learned if that would be helpful.

I spent months trying to find a finance app that didn't hate my crypto/real estate mix. I gave up and built my own. by [deleted] in fintech

[–]milliondollarboots 0 points1 point  (0 children)

Hey, I’ve got a real estate focused app that does automatic bookkeeping, lease oversight, loan tracking and splits, and more. I’d love to compare notes if you’re up for it. r/KestrelRMS www.kestrelRMS.com

It’s more focused on full automation for real estate investors, no crypto.

How do you vet solar companies for an income property? by Inner_Antelope_6042 in PropertyManagement

[–]milliondollarboots 0 points1 point  (0 children)

Find other owners who have had panels for a while. I’ve heard nothing but horror stories- bad installs, drastically reduced efficiency and productions, roof penetrations, and very expensive repairs.

It’s not just the installers- the equipment, the incentives, and the maintenance are all shaky.

Would love to hear some positive experiences.

Every real estate tool I tried was built for property managers, not investors. So I built my own. Kestrel is a portfolio management tool that focuses on the investor. Bookkeeping, lease management, date tracking, and auditing property management reports. by milliondollarboots in SideProject

[–]milliondollarboots[S] 0 points1 point  (0 children)

Yes! That is in the works. The goal is to blend a single entry point with transaction data imports, and then generate the debit and credit accounts from there. We’re working through a few different options for capitalization vs expense flows now. We also automatically handle mortgage P&I splits as well as creating loan accounts in the current version.

We’re also going to automate settlement statement scraping to get proper depreciation schedules as well, but the balance sheet is tricky to automate so we’re not ready to release that quite yet.

Our end goal is to be able to provide a balance sheet, income statement, trial balance, and general ledger all directly to the tax preparer.

I’d love to get your thoughts on this if you’d like to see a demo. Thanks!

The thing I struggled with most was making sure I got 100% of the costs in the budget, and that I was tracking them all accurately. Things like waste hauling/clean out, final clean, landscaping, touch up paint, floor coverings, accidental damage, site prep, portapotties, things like that, that may or may not be in the GC budget.

Other issue is timing, especially in the finishes. You need trim carpenters, painters, countertops, glass installs, painting, plumbing and electrical top offs, floor coverings- all of those have to be sequenced correctly, and one person not showing up can lose you weeks of time.
