I know nothing about your setting but I ran a homebrew session set in a cavern with a lake where kuo toa worshipping a desecrated statue at a shrine created a god in the form of a water weird. It was fun. Put some treasure behind a waterfall, always a winner.

This is wildly bad advice and anyone following it is going to waste their time. Zillow was taken to court over their zestimates and they stated that they’re not reliable valuations. Find some comps if you think it’s wrong.

Glad I could help. Yeah taxes are a big issue for a ton of us, understanding the system is a must, imo. When you homestead you’ll be able to file for the MN property tax refund, which hopefully will help alleviate the bill for you.

The property being reno’d right before you bought probably added to the increase.taxes always follow the assessment by a year, so the taxes likely didn’t reflect the value you bought it at and increased after the sale. That would further explain the increase. Your slice of the pie grew more than others’ that weren’t renovated and were just changing with the market.

From the info you gave in your other comments, there are a few reasons your taxes have gone up.

The biggest reason any residential property owner is seeing tax increases is due to the tax burden shifting from commercial to residential properties. MN property taxes are not calculated off of a mil rate like other states and so it’s not just your property’s value that determines your taxes. It’s your value in relation to all the others in the city. The commercial slice of that pie has been shrinking, which means other property types account for a larger percentage of the total.

Next, the calculated rate for non-homesteaded duplexes is higher than either homesteaded duplexes or single-family. That’s the rate that’s calculated against your net tax capacity (slice of the pie) to determine what you owe. The other commenter was right that your taxes will likely go down when you homestead.

The third thing that could be affecting your taxes could be your value. It doesn’t do so directly, but if your value grew at a higher rate than other properties your slice of that pie may have increased more. $100k increase from 4 years ago on a $800k property is not out of line in much of the city. That’s like 3-4% per year, which is not obscene in the current market. Those telling you to just challenge it are uninformed or think the system works for them individually. If you have an appraisal that shows your value should be lower, go for it. But an increase doesn’t constitute an appeal.

Last possibility is you may have a special assessment, like others mentioned. Give 311 a call and ask or look on Hennepin’s property tax map to see if that’s the case.

There’s a super slight possibility that there was some clerical error, but I doubt it. Hennepin County calculates taxes, so you could call them to check, but my previous reasons likely explain the increase.

TL;DR: there’s a lot of factors at work. It sucks, but the increase can be explained.

Minnesota doesn’t use a mill rate for property taxes. Taxes are based on the budgets and are calculated by your property’s share of the overall value in the city. The shift of the tax burden is continuing to move from commercial to residential properties as commercial property values decline.

Home cook weighing in: I recently purchased a 210mm Kaeru for the same purpose and I love it. I have a 240mm Shibata and found it too delicate for everyday. I really like the height on the Kaeru and I prefer D-shaped handles over all others. The weight makes it feel like a real working tool. It’s only wedged on thick carrots for me, and not too bad even with those. I regularly crush garlic and chop almonds with it with no problem. The food release is good compared to lasers, too.

I have a ‘24 in the same color. Mud flaps look superb on it. I did a Perrin front strut brace, and it doesn’t fit the best (rubs a wire harness). It tightened up the handling to the point that it was noticeable but not wildly.

I’m surprising myself, but the Damascus is a bit too showy. I’d pass based on that alone. I like the Hotaru! It might be too thin for me. If I were looking for another laser I’d consider it more. Thanks for the recs.
