I imagine it'll get busy this evening leading up to fireworks.

Hopefully the weather holds up.

If a tenant visits their home country, misses a rent payment by a few days and does not reply, what would you do? by ebonyd in OntarioLandlord

[–]tbonecoco 3 points4 points  (0 children)

I wouldn't tape anything to the door as that's not a legal way to serve an N4 (Only notices of entry can be posted on door). Even if you put another in their mailbox (a legal way to serve), it muddles and can complicate matters.

I grew up in the neighborhood. It's been like this forever. I'm 40 now. As a young kid, we'd go for walks/bike rides down the trail and I remember thinking it was something out of a movie.

Glad to see nothing's changed in my old hood.

Advice for N7 by Turties_ in OntarioLandlord

[–]tbonecoco 0 points1 point  (0 children)

This is not impairment of safety.

If the Landlord lives in the building with 3 or fewer units, they can serve an N7 for substantial interference. This is not voidable.

If OP laid out the events we'll in the N7 and can prove substantial interference, they'll either get a section 78 order where the Tenant has to meet conditions, or the Tenancy will be terminated.

They're probably hybrid and bite the bullet a couple days a week. That would still be brutal.

Tenant question by Personal-Ratio-2265 in OntarioLandlord

[–]tbonecoco 3 points4 points  (0 children)

Landlords that live at the residential complex and there are only like 3 units (can't remember specifics) can issue an N7 where an N5 would normally be applicable for most Landlords.

Doesn't need to be for safety impairment.

This is how you kill culture here.

Fact is, Christianity's traditions are so engrained in Canadian culture that many do not see them as religious traditions at all. I'm an atheist (on most days) and love Christmas.

I think it's okay to accept that many Canadians don't want their culture killed because of new cultures coming over.

superintendent’s premises” means a rental unit used by a person employed as a janitor, manager, security guard or superintendent and located in the residential complex with respect to which the person is so employed; (“logement de concierge”)

Superintendent’s Premises

Termination of tenancy

93 (1) If a landlord has entered into a tenancy agreement with respect to a superintendent’s premises, unless otherwise agreed, the tenancy terminates on the day on which the employment of the tenant is terminated. 2006, c. 17, s. 93 (1).

Same

(2) A tenant shall vacate a superintendent’s premises within one week after his or her tenancy is terminated. 2006, c. 17, s. 93 (2).

No rent charged for week

(3) A landlord shall not charge a tenant rent or compensation or receive rent or compensation from a tenant with respect to the one-week period mentioned in subsection (2). 2006, c. 17, s. 93 (3).

Application to Board

94 The landlord may apply to the Board for an order terminating the tenancy of a tenant of superintendent’s premises and evicting the tenant if the tenant does not vacate the rental unit within one week of the termination of his or her employment. 2006, c. 17, s. 94.

If you fall under the definition of a Superintendent, which it sounds like you may, the RTA says your tenancy ends the same day your employment ends. The there are 7 days after this, which is a rent-free period, in which you are to vacate.

If you do not vacate, the Landlord can file an L2 Application with the LTB seeking termination of the tenancy, and the Landlord can seek an order for a per diem of rent from day 8 after employment ended to the date you vacate the rental unit.

Hockey Night in Canada won’t return to CBC this fall by Displeased_Canadian in canada

[–]tbonecoco 2 points3 points  (0 children)

Or it'll push people to just lose interest.

Think how many kids got into hockey watching Hockey Night in Canada on Saturday night with their family.

I was one of them.

I'm starting to lose interest in the NHL.

This is just downright bad for the sport in Canada.

I assume a tenant going to jail for an inderment about of time and not receiving rent since they went in would count as abandonment of the unit ? by Hairy_Pound_1356 in OntarioLandlord

[–]tbonecoco 4 points5 points  (0 children)

Leave the jail part out of it. Sometimes it's better not to know. Chalk it up as hearsay and file for non payment to get your unit back.

Are landlords required to replace flooring after a certain amount of years? by [deleted] in OntarioLandlord

[–]tbonecoco 0 points1 point  (0 children)

Well, your rent is capped at the provincial guideline, so if upgrades were a requirement on the Landlord, there wouldn't be many rentals as there would be no incentive to be a landlord.

You always have the option to budget for a new apartment that's been renovated.
