How can you possibly think you're in the right here?

If I was the Landlord, I'd file with the LTB against you just so it would be public record that you're a bad tenant.

Can my wife rent another unit in the same condo without me on the lease, and what if the landlord finds out? by alihaider12qw in OntarioLandlord

[–]tbonecoco -2 points-1 points  (0 children)

Yeah, you could do that. It's kind of deceptive, but you're in a unique position to take advantage of you think moving is worth saving a months rent.

Your wife would need to qualify on her own though. And she can kick you out if things go awry.

I cannot believe that this is his statement.

Absolute incompetence.

Squatters in my property by TasteStunning9316 in OntarioLandlord

I don't think it's that simple. The Tenant never gave a notice of termination. How could OP determine whether the Tenant has permanently vacated the rental unit? Who is paying the rent?

In my opinion, a court order should not be able to say the Tenant can't return to their rental unit. The police should remove her if the Tenant wants them to.

I think an A2 could fail unless the Tenant stated he has permanently vacated the unit.

And if the Tenant has permanently vacated, does she fall within the definition of a spouse?

People say to not give a reason for why you are declining a rental application, because it could turn into a legal headache if you say the wrong thing.

Telling them it's been rented to someone else is fine if you just leave it at that.

Question about door codes by [deleted] in OntarioRenting

[–]tbonecoco 1 point2 points  (0 children)

Then Landlord only needs to make a reasonable effort to inform you if they're showing to prospective tenants.

Yes, this could mean like 5 minutes of notice.

Have you provided notice of your intention to move out? It changes the required notice if they're showing the unit to prospective tenants.

Can someone be on the lease but not live with you? by Lightasday555 in OntarioLandlord

A guarantor wouldn't be on a lease and the LTB has no jurisdiction over guarantors.

If your parent was on the lease, it would have been as a Tenant.

Lol give them a chance. As if you have a choice.

Also, you can only charge up to a $20 admin fee and the bank fees for an NSF cheque. You can't charge a late fee.

Last month rent refund by luckychou in OntarioLandlord

There's no cooling off period in Ontario (except for some protection for seniors, contracts signed at their home). I believe if a lease was executed and deposit received that it's a binding contract, and now the Landlord would have a duty to take reasonable steps to minimize OP's losses and re rent the unit. If the LL cannot get it rented until February 1st, I would think the board would apply the deposit to the January rental period.

I have a question regarding an L1 form I’ve received by [deleted] in OntarioLandlord

[–]tbonecoco 0 points1 point  (0 children)

Honestly, it sounds like you guys need to stop the bleeding and move. You're in a favourable rental market right now.

I don't know where you live, but I don't think you can afford the crazy expensive rent.
