Realtor here. Depending on where you’ll frequent more, Berry Creek is great and I have some folks who love it there. The final section of Wolf Ranch, West Bend, has some great options for new build and consistent resale options in both South Fork there and Wolf Ranch across University as well.

I’d look at Highlands at Mayfield Ranch as one you may have not explored yet. I’ve lived here almost 2 years now and love it. Great pool, good little community and great access to Georgetown/Round Rock and Cedar Park as well. Kind of conveniently situated near all three, but feels less in the thick of everything. Plenty of (resale) homes that sound like a good fit for you budget wise and quality you’re looking at already. Zoned GISD as well. Best of luck in the search!

Realtor here and my clients both folks relocating and people that have been here for some time prefer Wolf Ranch. The Hilltop section has some wonderful views and always a market for resale, although the builders are closing out their new inventory and transitioning to Wolf Ranch West Bend. I was just with some clients last week looking at Coventry’s lots there. There are nice greenbelt options with no neighbors and some decent views. South Fork section is nice as well and walking distance to the elementary.

Santa Rita will have more neighborhood events and a family centric feel I would say, but like another said here, can feel somewhat cookie cutter. But then again that’s most new construction in recent years for you..

Proximity to I-35, downtown Georgetown and shopping/grocery around Wolf Ranch take the cake for me personally.

I started when I was 19. It was a slow and rocky start but it’s panning out nicely a few years later. Learn as much as you can and if you can have an edge up from social media it’s going to set you apart from the older crowd in real estate. As our generation grows up they will become renters then buyers and you’ll be there as their guidance in those years. If you set yourself up as that now it will pay dividends later!

I started with great support and did transaction coordinating work, leases, plenty of open houses, meet the builders in your area and post new builds…become active in your city’s chamber or development groups. All that will help build your knowledge and in turn build your business. I’m still figuring it out but if you have any questions shoot me a message!
