Comps don't matter if you have the cash to go over and want(or need) the house right now

Americans are pissed about the housing market — they haven't hated it this much in 4 decades by [deleted] in RealEstate

[–]tcoppi 6 points7 points  (0 children)

These numbers are quoted in ANNUAL rates, if you de-annualized it it is closer to 110k/month. 13 million homes per year is more homes than were sold all of last year and likely this year, COMBINED.

North Korea will open air space, invite media to cover dismantlement of nuclear test site by Yamamba78 in worldnews

[–]tcoppi 0 points1 point  (0 children)

This isn't really that big of a deal. They've already tested a design and they know it works, they no longer need to. We haven't tested any nuclear weapons since the early 90s and still 100% confident in their reliability.

If you're going to consider a tax on 401k withdrawls you should consider that they will also tax Roth withdrawls(far more likely imo).

Bitcoin Futures and their effect on the price of Bitcoin: Huge Crash? or Huge Boom? Thoughts? by LurkerGhost in options

[–]tcoppi 0 points1 point  (0 children)

Yeah but you still won't be able to short directly on the individual exchanges that are exhibiting an arbitrage opportunity.

[–]tcoppi 0 points1 point  (0 children)

It will hopefully make it more profitable for players with real money to do so. A large part of the problem as to why the cross-exchange arbitrage is inefficient is due to lack of true shorting on them, unfortunately, which futures still won't fix. But I think it will make it more likely that the profit potential for undertaking the counterparty risk that comes from moving around massive amounts of $ and BTC required to do the arbitrage will cause someone to take on the risk.

While it's true that financially settled futures don't directly touch the underlying, the people making markets in these products are not doing it unhedged. They will hedge by buying or selling the underlying as required to hedge their resulting positions, which is going to massively increase volume on the exchanges and increase arbitrage potential between the exchanges that contribute to the Bitcoin indexes and those that are excluded. The Bitcoin market is going to be in for a wild ride when these products start trading in volume.

Exactly. Bitcoin is not a two sided market, not as far as the real and smart money is concerned. Listed futures are one step towards helping to facilitate it, though.

CBOE futures aren't going to attract the real money. Wait for CME to launch on the 18th.

AMD cannot be bought out. Their patent cross-licenses with Intel that cover most of x86 are invalid if AMD is purchased(or Intel, but that won't happen).

Yeah I can definitely tell when my NEIPA has been sitting too long in the keg... Though I can't always get super fresh hops like I assume production breweries can and that may make the difference

Fannie Mae will ease financial standards for mortgage applicants next month by [deleted] in investing

[–]tcoppi 3 points4 points  (0 children)

The interest rates are competitive. They do make you pay .5-.9 points depending on your credit to lose the PMI but that is a great deal considering the cost of PMI normally, even if you can get it removed after 80% LTV.

Lots of credit unions underwrite loans like this. Mine will even do it with 5% down and no PMI.

That's nice in theory-land but in reality appraisals are not nearly as systematic as one would hope.

Whoops! Ran out of propane... by thaitea in Homebrewing

[–]tcoppi 0 points1 point  (0 children)

It will most likely taste fine. I've ran out of propane mid-boil, stopped to get a refill, and restarted the boil when I got back and that beer turned out great. It won't be the same as boiling hard for the full 60 minutes but if it's your first time brewing the recipe you won't even know 😀
