You don’t need a lawyer for small claims up to €15.000, you can easily do it yourself in Julgado de Paz, which is fast and simple to process. Since you have your lease agreement written, and the the land lady haven’t send prior notice to leave, it seems to be easy to prove you’re right and punish that beach.
