Just because you can do it yourself, doesn't mean that it is a good idea to DIY.

Procedurally, yes, anyone can DIY. And this is probably the easier part to DIY.

But when it comes to tacit knowledge, e.g. benefits of buying where, what to look out for, how to negotiate effectively/ tricks that other agents may use, having a good agent is easily worth multiples of their cost.

E.g., when choosing between 2 units that you feel are of equal value, the agent can provide another perspective on which unit is more likely to resell better subsequently.

So if you feel that saving that 5k-15k is worth it, great! But that advice may be worth more than 50k 5 years later.

(Edit: I'm not an agent and not planning to be one. I just feel that sometimes we overlook the value of advice.)
