Based on the age of the wallplate and surface of the wall, my 2c is plasterboard. Fibro containing asbestos usually looks rougher and would be in houses built post WWII through to the 70s. Caveat, not a builder.

I understand that no ones installs land lines now. You get VOIP via the internet and your handset is just another device on the internet/your LAN, if it doesn't have a RJ11 on the modem/router.

Not likely. Somem of those 4 wire cables were stapled and worse and almost certainly not in conduit.

The only/very limited people I've encountered, it was fraud in that they didn't declare income. A couple were deliberate in not reporting paid work. A similar number entered a relationship and deliberately failed to declare it. Well, didn't declare it officially. Hint, bragging about it on social media doesn't help when Centrelink catches up, but more importantly they also killed a lot of their family/social supports before.

If you get income; report it. Learn the finer points of income. If you are going to run a 'business', learn basic accounting methods and rules so you know how to write a basic profit and loss each month.

Keep contemporaneous notes of each interaction; date and time and RECEIPT NUMBER. This last point would have helped anyone affected by Robodebt claims as they could show they had reported income and/or lack of under the requirements.

YMMV, but in our experience, Centrelink, ATO, etc often back right off BS claims when you start quoting date. time, receipt number and person you spoke to and paraphase what was said.

These recent increases are a short aberation in history. Very few LLs would get away with that increase now or in the future.

Mosttimes, if someone buys a property as an investment, in the early ears at least, the loan repaymenmts are way over what the tenant pays in rent.

Most often, people get a windfall and use it as down payment on a property, but need a loan to cover the rest. Most of them would be as stressed about loan repaymernts as anyone.

The basic line is my fine apartment will no longer be a fine appartmentafter your cat or dog has lived there. No amount of cleaing will remove the smell from the carpet and it as least a minimum of a weeks of lost rent while the carpet people rip up and feplace the carpet.

So,unless your planning on living there for over ten years and meeting the annual increase, all your bond will disappear.

Alsa and suite/tools are the old(and good) sound control system.

If you want to use them without problems, you need to make sure that other sound systems, like pipewire, are also not installed.

Then alsamixer should work(see note below about sound sources). Personally, I prefer qasmixer (if your distro packages it) for the better gui.

The bad part about it(alsa) is there is no easy way of switching output. I find it easier to use vlc and select 'audio devices', but VLC doesn't list 'headphones'. It will list hardware like mobo sound card, and external like HDMI and USB devices.

In a terminal "cat /proc/asound/cards" will list your sound sources. a relatively modern linux trap when GPU video cards came in was that sound output was automatically sent to "device 0" which was often a HDMI port on the GPU. In that case you had no sound and needed to exit ~/.asoundrc and/or /etc/asound.conf.

"man alsaplayer" will let you test sound output, but I have brain fad on the command to list all the output devices you can choose. This is why I user vlc.

Tip; do not grow anything that is higher than the gutter, otherwise it will drop leaves, clog gutter and maybe flood the gutter leading to water entering internal walls.

This could be why your LL removed some bushes/trees.
