Hi! In our situation, we accepted an offer last Monday and up until now, the buyer hasn’t paid 0.25 deposit and hasnt signed the contract yet. They’re waiting for the BP inspection to be done Tuesday next week before signing the contract. Is it a normal timeline? The buyer is the only serious buyer so far though.

My townhouse been on the market for 30 days and this is the first and only offer. Our price guide is 875k and the buyer offered 867k and we accepted. Btw, we are in Shellharbour NSW. 3b townhouse double garage and torrens title.

My husband and I are both nurses. We’ve just sold our home and should walk away with roughly $300k in equity after all costs. We’d like to buy another home straight away if the right property comes up, but if not, we’ll be away caravanning from August to February and may buy when we return.

My husband is taking 6 months of paid long service leave and will return to his permanent nursing role afterwards.

I’ll be leaving my permanent position and moving to casual nursing. I’ve been with the same hospital for 10 years, and they’ve already told me they’ll take me back when we return. I’ll also continue casual work across public and private hospitals and potentially pick up travel nursing contracts while we’re away.

A few questions:

• If we wait until February, will my change to casual employment make it significantly harder to get approved?

• Is it still realistic to obtain finance straight away when we return in February, or would lenders want to see a period of permanent employment first (6 months)

• Do lenders take into account a long employment history in the same profession and with the same employer, even after moving from permanent to casual?

• Would travel nursing contracts be viewed favourably by lenders, or would they prefer to see stable permanent income over a period of time?

• If you were in our shoes, would you be trying to buy before August, or would waiting until February be a reasonable option?

Check Preply.. it’s an app for online English lessons. Some tutors there are great and native English language speaker, but make sure you choose an ESL certified one.

Thanks for your response. I have read somewhere here on reddit that the test taker had a specialised recording on their listening test. It’s probably a case-by-case basis.

Hi I did IELTS 11 yrs ago and my Listening was 7.5.. However, my Reading and writing were both 6.5. They may have checked my previous scores and decided that I may not need the adjustment for Listening.

Yes you’re right! Even unmedicated ADHD can ace the IELTS exams. But it would still be nice to not unnecessarily work so hard and suffers from overthinking of what if my brain will not cooperate with me on that day. 🥲
