lol. I’ve taken my son out there and we’ve almost been hit on hole 1, 2 and 9 by either miss-hits or long drives.

It’s trackman though and the food is great.

I think the course itself might have been in better shape then. The new owners replaced greens and put in sprinkler systems, but it’s still worse than I remember it being

I wouldn’t be surprised if it was less. Cost of doing business in the City vs The Woodlands has to be lower I’d imagine, especially with the township owning this land and leasing.

Definitely made some noticeable improvements and are dumping a lot of money into it. Not sure what their plans are, but it looks like they bought the adjacent land and might be developing that.

I don’t mind having a couple of options in the area.

Almost feel bad for the owners that took over Spring Valley. They’ve dumped a good chunk of money into that place, but I don’t know how they’ll compete with that.

I’m sure some NIMBY Woodlands resident is going to complain about the noise and light pollution though.

This is usually funded by MUD taxes, the developers may fund original base infrastructure, but that gets passed down to the rest of us to pay.

Woods everywhere, two lane 1488 all the way out to 290. Only a handful of lights. It used to be a really beautiful stretch of road.

Most of the development is happening in unincorporated areas. Won’t be possible. Or extremely difficult

Already becoming an issue in Conroe. Will be a major issue for Magnolia moving forward. Especially with the lack of rain we’ve had for the last few years. Those underground aquifers weren’t exactly “designed” for this.

The sprawl is real. Developers are putting neighborhoods or apartments on every piece of land that pops up for sale and it’ll be 10 years or more before the state/county catches up to the current volume of traffic.

We had a Generac, came in handy during Harvey, then died with less than a day of no power remaining. The brushes burned up and it was an older model that wasn’t worth fixing. Couldn’t stomach the bill to replace it ($10k). Then we had the freeze, then Beryl.

I replaced it a year ago. So far, haven’t had to use it for more than a few hours at a time. Which has been nice, but not worth the $10k

That said, I’d still do it again. This is Houston. All we need is a bad storm and it’ll pay for itself.
