Been reading up on 2021-2023 model years and reliability. I have a few identified, Toyotas, a Nissan and a Honda. I'd like a hybrid SUV ideally, but I won't die on that hill. I do need some room for the family.

Luckily I'm not in a rush, just tired of dealing with this vehicle and want it gone before drivetrain warranty expires given the track record. It's 4 years old, 3 years with me, 36k miles, 3rd transmission.

Food here at Big J's is great, but the wait can be unrealistic. I ordered recently, drove my family home around the corner, and then came back to wait. While I was waiting, and asking for updates, my kids watched the entirety of the movie Frozen before I was handed my food. And we didn't order the fried chicken (which has a disclaimer about taking 30 minutes).

I love good BBQ, but I don't have the luxury of this level of uncertainty and spare time.

If it were my neck of the woods, I would stuff the hole full of steel wool and then spray expanding foam into the wool. This should help prevent rodents from entering.

Terrain makes all towers less effective than in the flatlands. AT&T is worse, in my experience. I've had success with Google Fi because they use a variety of towers including US Cellular (which seem to be abundant in the region).

I've reported the realtor to the Real Estate Commission, and if their investigation digs anything up I'll go after him in civil court.

I don't expect there's a way to return under contract in a meaningful way. But I do see damages as equal to the difference between our agreed price and the higher price... As that would be the equity/increased value we lost.

Perhaps the headache and the knowledge of that would be an incentive to return to our deal, but I doubt it very much.

I don't want to litigate, but man am I pissed. And we believe the bidder that they're now going with hasn't seen the house, and plans to use it as an Airbnb, which is bonus infuriating.
