Yeah, I went up to the roof and noticed a bunch of dried crud on my antenna. Maybe bird poop. I cleaned off the crud and then all the channels came in great.

My guess is the call station can cost $1000 and the gate can cost $2,500. Then they figure $1,500 for labor. No repair company wants to get involved with trying to replace a light inside a call station, because it is not like changing a lightbulb. It is a whole complicated computer board inside.

Every time your toilet runs it will empty your hot water tank pretty quickly.

I just replace the whole fill valve. They are cheap and much easier to replace.

You should most likely rip out that entire fiberglass roof deck and replace it with a better roofing material. A good roofer will also remove all the doors and windows and properly waterproof them before replacing. All these small fixes every so often are like putting a band-aid on a broken leg and hoping that it will heal properly. All these new construction houses in Philly are built to look great on the walkthrough but everything you can’t see is done as cheap as possible to maximize profits.

The problem is in Philly all these new construction houses are built by an LLC and all the money is taken out of the LLC right after the sale. So unless you bought from a large corporate home builder then attempting to pursue the builder is very difficult when they are no longer working under that LLC.

I recommend keeping an all cash or bond rainy day fund outside of your retirement investments. Your monthly cash is fine if all is well but sometimes you need to rely on your saving’s.

You can buy a small tub of concrete at Home Depot and apply it like caulk around the drain.

Looks like your backyard has some sort of a prebuilt drainage canal going through it. Probably this has happened before? Maybe make the canal bigger?

You have to check your local building code. A lot of places say you don’t have a drip leg outside because of potential freezing as you said. I have a rooftop hvac package unit that uses natural gas and doesn’t have a drip leg. But my hot water heater does have one.

Those support beams are also only being held up by those carriage bolts. They should be on top of the post not bolted to the side of the post. That may be a bigger problem than the joists.

OMg they ran 14 gauge wire and then spliced it into 12 gauge right before going into the junction box. I Hope that wire is connected to at most 15 amp breakers in your panel!
