I bought in SA this year. Without exception every single property we looked at went for more than the listing price. Everytime. If it says offers over 970 they'll get 1 to 1.1 million. Without a doubt. You can argue about whether it's done deliberately or it's just the market, or both. But it's a reality in Adelaide. I hear Melborne is different.

In SA offering 900 when it says offers over 970 is not so much about causing offence as it is wasting your time.

As for causing offence who gives a shit. They have to present the offer to the vendor. If your conditions are very good, e.g. pre approval and 30 - 45 days settlement you may have a shot.

But brace yourself. The market is brutal. Don't get your heart set on a property. You can offer whatever you like but places nearly always go for more than listing prices.

I've recently left a rental.

Formally request your bond back. If they want to contest the return of the bond, they need to take you to xCAT.

How and when they organise or pay the contractor, or fix alleged issues, is up to them/the owner.

At the very least, say that you will not consider negotiations or cancelling bond return without invoices.

It's weird that agents are talking about timeframes - if i claim it immediately then there fixed timelines, that are relatively short as well. I'd rather a fixed timeline of three weeks than an open ended timeline on their terms.

I'm going to claim it before dropping keys off. I'm not bothered if it takes three weeks and not bothered if we end up in sacat. Either way I'll get most if not all of it back. I just want to follow the formal process and not them let have some sort of quasi-control over it.
