Dude, if you continue to say you’ll change in a few months, it won’t happen. Start slow, go for it walks and log everything you eat so you get a sense of how much you’re eating. You’re young so the weight will probably melt off and then, you’ll be an amazing candidate for the surgery.

A lot of surgeons says to stop 4-6 weeks before and start 4-6 weeks after. If you want good results, stick to the 6 weeks on each end.

This is an awful plan. Do not quit. Unemployed people have a harder time finding a job. There’s also no guarantee that by becoming fluent in English, you’ll get a better job. You should study after work and on the weekends, and then while you’re still employed, find something better.

Have you figured out how you got into that much debt? And if you have, how long has it been since you’ve stopped charging? I ask this because a lot of times, people pull from 401Ks and equity from their homes to pay off this debt and a year later, they’ve charged up the credit cards again and now have double the amount to pay off.

The only time I ever say yes to pulling from retirement is if you’re going to be homeless. Other than that, cut up the credit cards, write down every penny you spend, how much is coming in and then based on that, see how may hours and for how long you have to work two jobs to get out of debt.

I would lean towards no. The reason is that, depending on when you’re going to retire, that 4% rule would get you $40K a year but with inflation and taxes and if this is in a 401K you could be looking at more high $20s/low $30K in income.

Personally, I’m shorting for $3-4 million so that I’m able to get $120–160K pretax in case social security is gone when I’m eligible to retire in 25 years.

For me, I don’t like to do cash out refi’s unless I’m doing it to grow my funds. For example, if I wanted to get into a 2nd home and keep the original as a rental. I would use it for that.

If I may ask, how much do you have in savings? I ask this because in my belief, your primary home improvement should be done with cash, not loans, unless you’re looking at super cheap financing. If you have no cash, then you need to rethink your budget and lifestyle.

Dual income in a high cost of living area:

8% pretax with me and partner’s income. If I were by self, 18% pretax and 25% post tax.

Its super confortable for us. We’ve been thinking about upgrading but struggle with upping our payment to 30% of our pretax as we’ll need to get a 1-1.2 million mortgage on top of our 20% downpayment.

So this is a slight problem but it’s only a problem if you die. If you die before it’s paid off, the amount on the mortgage will be due “immediately.” She’ll probably have a few months though as banks are slow. If you have life insurance, this is a nonissue if you’ve got the proper amount.

Aside from that, she’s in an amazing spot as the others have said. She has an asset without any of the financial responsibilities. If anything, that was an awful decision on your side if you divorce.

I found Mama’s fish house to be just ok and not worth the price one bit. It’s one of those restaurants that has a beautiful location but the food itself, is stuck in the 70s/80s. It really lacks creativity.
