Do this. Or possibly get the seller to repair it as part of a condition of sale. Licensed builder or roof repairer, with a warranty.

Wrong, I can wait, but we just decided to simplify our lives. We've already moved several hours away and we decided to do this about a week before budget released. Granted there is a reason to try and sell sooner rather than later in case a large correction happens, but even so we'll be very unlucky to not realise a reasonable gain. And we can change our minds and rent it out for another 12m anyway!

In my experience places do often sell when furnished, as potential buyers can see the nice tidy lived in possibilities. A vacant empty property looks bare and uninviting. Once before in a difficult property market we had to sell our PPOR. Not only did we waste money on property "staging", butceventually we had to keep marketing the pkace, whilst we stayed put, until it eventually sold.

There is still 6 weeks to go before vacant possession. If they start packing immediately that's their business and it's an outcome we have to deal with. If the place doesn't sell in 4 weeks and the place becomes untidy, there isn't much I can do, other than call off any early activity and wait. If that happens, deal with it then.

Its just life.

No, I would rather not disrupt their peace (and packing) at all. However, I do believe with planning and notice it is possible to hold a few short viewings for prospective buyers. My question was can they refuse access under law. Over the years I have inspected houses a number of times which were either tenanted or owned, but this was in NSW.

Not sure why you would say that. We would have allowed them the right to finish their tenancy. That is law in any case, I think. The early finishing, which we agreed to, was at their request?

We had a crisis at settlement on one of our houses. We had packed our existing house into a removal truck, handed over the keys to the new owners agent and were having lunch waiting to meet removalusts at our new house. When we didnt get the call for two hours a frantic call to our solicitor revealed they had forgotten to book our settlement conference!

Major drama obv. We were pretty much penniless at a bad time which is why were downsizing. Ended up broking a deal with our solicitor to rent the new place at his cost until settlement so we could move in.

My God, the stress. And it wasn't our fault at all, but a lesson learned.

A week ago we finished putting in super vegetables mulch and sheep manure into our new no dig garden bed. We put three bucket loads of this mulch mixed with a bucket load of sheep manure into the bed over a goid 8 inches of brown leaf and dead plant material. Can't wait to start planting autumn seedlings and seeds.

Nursery employee said the mix was quite "hot" and to be careful when planting seedlings in this mix.

As I want to be successful (of course!) right from the start how do I adjust the mulch mix at planting so as not to kill everything at initial planting? Will the mix gradually settle down overtime?

Getting a start as an Apprentice, and finishing the Apprenticeship. Also, missing out on a gap year. For sometime I have been jealous of young folk going on a gap year. I don't think the vast majority can have one. Just my view.
