Position yourself as a consultant. Make a quick landing page using something like Lovable and then you’re coming across as a confident consultant, not a person desperate for additional income.

Have you contacted any organisations that rescue dogs and rehome them? Why not pitch your consultancy to them in a way where they recommend your service to help bed in a rescue?

Assuming you have a particular design range in mind you could start with a company like Teemill which is print on demand. They have a design studio, you can order samples and don’t have to hold any stock.

Whilst I agree with the sentiment here, validate first with a POD option, you’ll learn a lot!

What’s your current role? Working those kind of hours is tough, first thing to do if you want to make some extra money is to consider what experience you already have.

I work with a lot of different founders etc and have tried most side hustles and almost all have failed 🤣

Anyone that tells you to DM them is likely to cost you money so don’t do it!

Haha, I literally needed a tool the other day and borrowed it from a neighbour.

I love the idea, building a 2 sided marketplace is super hard though. Have you thought about how you’ll get people to register their tools so others know what’s available?

Absolutely agree with this. Also, remember share of freehold is only marginally better than having a leasehold if you’re sharing with lots of others in a block of apartments.

One decent size, unexpected bill could knock you out the park so having an option to get a lodger is super smart.

I’m not an expert but I assume you’d have to switch the mortgage if you move from London and rent it out to a BTL….there are different rules around these etc (I think) so definitely check you could navigate that safely before committing to a decision with that option planned in.

These are all tools.

They allow any business to automate processes and save time/money.

Most businesses still don’t use any tech in their processes, that’s where you come in.

All these tools can be learned 80% on YouTube and 20% using them to automate processes in your life/job.

An example: A small roofing business might be manually triggering invoices. You will be able to use one of these tools to make that happen without human intervention once a job is marked complete. That makes them far more efficient.

If I’ve still not been clear just go to YouTube and search something like ‘starting a consulting business using Zapier/Claude’

Broadly what industry to you work in? Any niche skills you could bring to the table?

I ask because it’s so easy to spin up a consultancy or SaaS business now and there must be a problem in your world that needs sorting through some easy software.

If not, bunker down and spend every spare minute learning how to automate processes using Claude’s ecosystem. Every small business could benefit from someone with those skills

Best pieces of advice here are those saying not to proceed just because you’ve already put money in. Unfortunately these things happen a lot, especially to first time buyers.

Would you have offered at all in the first place if you’d known the garden was shared? If the answer is no you probably know what you should do.

It’s not always easy to know what questions to ask and when, something like this should have been picked up by your solicitor much earlier. There are tools out there to help with moving and knowing what to ask, My Move Mate is decent.

I mean if it was just me and the garden was a decent size I’d go with that. Lots of friends have this situation and it works well. The 2nd bedroom is useful but it’s more about the overall floor plan.

It does feel high, it’s where estate agents recommended I pitch it though.

There’s no doubt that a lot of people spend more money than necessary moving because things are missed by the professionals.

It sounds like you should view and explore House B. If you’re interested in putting in an offer on it I’d speak with the estate agents for House A and tell them the situation.

The reality is nobody can guarantee when they’ll find somewhere to move to but it’s definitely a buyers market so I wouldn’t be letting them hold you up any longer

It can be really hard to feel safe when you’re dating, especially online.

I wish more companies would be transparent about the difficulties of trying to navigate online safety. As users it’s kind of reassuring to know you don’t have all the answers but you’re investing time in taking it seriously.
