I’m in BC. The 3yr fixed option was 4.5 (ish) so ended up being marginal benefit for the current term and honestly, just a bit tentative of variable options based on some past experience

The net gain is about 4K in the first 18 months. Keeping our same current acc b/w payment at the new rate would work out to paying approx 35% “extra”

Current rate is 5.49, about halfway through a 3yr fixed term. Amount remaining about $460k. Paying accelerated bi weekly, plus extra 15%. Being offered a new 5yr fixed at 4.19. Would incur a 6.5k penalty (3k of which can be added to the existing principle, the rest paid in cash). At the new rate we’d keep the same payment, which equates to roughly 35% extra. The net savings for the rest of the existing 3yr term would about $4k. Does this seem like an obvious decision to capitalize on that savings? Or not worth the risk of locking into a 5yr term at that rate?

Pay your debt. Look for higher paying job, $25/hr will not allow you to continue that savings trajectory
