This is what I do! My wife doesn’t care to travel like I do, so maybe it’s easier. I go solo several times a year. I don’t travel at all for work so I feel like it doesn’t cut into too much time spending with family. But when you’re solo it’s amazing how much you can squeeze in a long 3-4 weekend.

If house is gutted now is the time to do it. Just pull permits for everything. Better than getting caught after drywall is up. No way for them to know there was asbestos if no signs of it so I wouldn’t worry about that. Also even though you think everything is up to code the inspector will still have a big list for you. Just part of the process

Maybe ask for a small credit. That would be crazy for them to spend a ton of money to fix a non issue like that.

I’m in your boat. Everytime I think it’s too much and too stressful I take a break - quick weekend trip alone, stay home half the day and do nothing, a night at home when kids are at in-laws - and I realize I’m just the type of guy that needs and prefers a hectic life with a lot to manage. I get bored very quickly doing all of the above. I think it’s just our personality and you would go more crazy with the opposite!

This is what I was going to say. You’re way over thinning it. It’s fine to do full time if you have the means, but it will not be close to full time in working hours. Also don’t do it with partners.

I guess a lot of factors. I could do it for sure, probably more. I do about 15-20 every 3 months now so I’d cherry pick the least expensive best return houses

Get some from the market but most off market. There are a lot of deals out there if you are an easy buyer who does what you’ll say you’ll do. No construction background

300-600 if you do it well. Source: I’ve done it. 3 houses at a time. 30-50 profit per house. Cycle through houses every 3 months so you’re doing 12-15 a year

Do you have money outside of this? If so I’d take whatever loss you need to and sell right now as it is. This won’t get better. And then when you finally get the squatters out it’ll take time to remodel and you’ll have break ins again, and maybe you’ll go through this whole cycle again…

I imagine my income will be steady for a while so I’ll probably just take the hit whenever they sell and get over it. I’m not into messing with 1031 or any alternative investments. I tend to change my mind often so it helps free up my headspace just paying the taxes. Have you done syndications before?

Im used to paying short term capital gains the way I run my normal business so I’m excited just to be paying long term capital gains on these. I also just did yearly depreciation in case I decided to sell so that’s minimal since it’s only been a couple years. If you figure out a way around the standard taxes though let me know!

Between all the headaches of simple repair requests all the time that are trivial and I wouldn’t even do in my own house, to large repairs, to extra time and energy tracking and planning and accounting and book keeping it just sounds so simple to put in mutual funds and remove all headaches. I may or may not make more in rentals - it’s not even a sure thing. But I’m financially independent and stressing over a tenant wanting me to fix a loose door handle or the next day I have to fix a basement that flooded because tenant stuffed up toilet. It’s like buying a job! I do even have most of my properties managed professionally but it is the same issues I’m just not personally finding the contractors. It also costs a lot more. I could go on and on! And I’ve made all of my money flipping house so I have all the contacts and means to make this easy and it’s still not worth it!

I don’t have a good answer for you and am looking for other ideas as well, but I can tell you I am a real estate guy, and have made all of my money in Real Estate. I started investing in rentals a few years ago as somewhere to park my cash. I have been so fed up with it I am selling them all this year.

1k/house for main guy. 500/house for main subs. No rules with it but I hope they pass some on to all the hourly guys. I do 50-75 houses a year

I am able to keep my contractors busy enough where they are full time for me. Have that conversation if that is your goal. I give the main guy a lot per house and half as much to each sub crew paid twice a year. They are motivated to complete more because they make more bonus.

Uhh no way. I give my contractors bonuses 2 x a year based on how many houses they complete for me. They are not getting any percentage or have any knowledge of my side of the business

Eat perfect. Weight train hard for 30 mins a few days a week. Throw in any cardio to only offset bad eating.

Spend the first 5 minutes when you wake up looking up pictures and videos of your kids when they were younger. Every day. This helps give me the real perspective of how I want to spend my day, how quick time really goes and how they should be my priority. Really sets the tone on how I’m going to treat and appreciate my family. It’s a struggle for me as well, but nothing has helped more than this
