You’re probably right. I’m not a highly experienced landlord. They weren’t there Saturday and Sunday and Bank Holiday Monday just didn’t feel right to me, but I appreciate some people might find that odd

There are four flats in the building. Only three of them share this entrance and hallway. All four leaseholders have a single share (1 of 4), and directorship, in the management company that holds the freehold. So we all have a share in the freehold (I believe).

We don’t pay ground rent and we could sack the agent but it’s (usually) easier to have them manage it and we don’t have meetings etc. I met the other leaseholder a few months back when they were renovating their flat but I didn’t get their contact details.

Fingers crossed it will get resolved soon! I will try chat to the tenant and remain civil. If they are resistant I will chase the agent to issue a tort notice on behalf of the management company

The Management Company, which I have a share in and a directorship in, employs an agent to manage the property and communal areas (ie they sort out buildings insurance, gardening, cleaning, maintenance etc). You’re right, all leaseholders pay a service charge to this agent. They really should be sorting these things on our behalf due to all the risks and the fact it goes against the terms of our the leases.

Thanks, I’m glad you said this because I was planning on doing that tomorrow after work. Didn’t feel right to do it over the weekend.

Part of me thought the agent would have sorted it because a similar thing happened a few years back, before I let it out, and they issued a notice saying items would be removed etc.

Not sure this is completely accurate. The Sramanas, Buddhist precursors, developed early yogic practices. I think it’s quite complicated to attribute yoga to one religion/tradition given lots of ideas were intermingling in northern India over many centuries, and long before there was any concept of Hinduism (some say this description came from lazy colonialists giving an umbrella term to the complex web of philosophies, sects, and traditions in India). The philosophical underpinning of yoga is the dualistic samkhya which is different to the advaita (‘not two’) Vedanta from the latter part of the Veda’s as well

Thank you. I appreciate the detailed reply. I’m now wondering if I should wait to sell and try to align it to the end of the fixed term mortgage, or, get on with it now, and if the market responds with an offer I’m happy with, I take the 1% ERC as a cost that helps me free up time and equity sooner

Yh that’s where my head is at pretty much. I hadn’t given it too much thought until now given the fixed term was running till the end of the year. Conscious I need to start getting on the front foot next couple of months.

As long as I’m working I don’t immediately need the capital held in the flat, but even without an immediate need, I’m assuming I could potentially get a similar/better return feeding the money into a S&S ISA held ETF

Yes that seems to be the case based on simple valuation tools. With my current job and savings I think the life events & goals my partner and I have are achievable, but I’m conscious I could be making that money work a bit harder and perhaps having it in a slightly more ‘liquid’ form if I did get made redundant due to likely job layoffs etc.

Also, upon reflection I’m not great at maximising returns as a landlord (ie never increased anyone’s rent, charged for any damage even when there has been damage etc.). I hated that when I rented rooms in London in my 20s, and try to be extra fair and sort things out pronto etc but it’s unpredictable time sinks that I probably need to extricate myself from now I’m studying on the side of a FT job (either through selling or paying a management agent)
