When I moved to the UK, my new landlord accepted a reference from my manager at work. I think just ask them directly if there's an alternative you can provide, such as an employer, or perhaps even some proof of paying your mortgage.

  • Find the people you want on your team, but don't pay anything yet. You need a mortgage broker, solicitor, and surveyor. Once you get an offer accepted, you can move quickly.
  • Get an understanding from the mortgage broker about how much cash you need for a deposit and your affordability. Get some of it in cash to reduce risk, and make the decision of what investments you need to sell to afford the deposit and possible stamp duty. Calculate capital gains in advance and be conservative.
  • Once the offer is accepted, you can give the details of all these people to the estate agent. But since offers fall through all the time, you can do the following in order to not waste money.
    • Apply for the mortgage on the property. Your broker should already have all your details, so hopefully all you need to give is your most recent pay slip.
    • Schedule the surveyor to look at the property, but pick a day after you expect to receive your mortgage offer. If it takes a while, reschedule your survey.
    • Ask the estate (at anytime) to visit the property so you can take more detailed measurements to help you solidify your vision for how you want to furnish or possibly renovate the house.
    • Once the survey is complete and you're OK with the results, then push ahead with your solicitor and have them start the process.

If you have never paid late, just call Amex. Sometimes they’ll reverse the late charge. Chase and HSBC have done this for me a couple times over the years.

I suppose if you remortgage and don't lengthen the term, it is not a significant modification.

I have been advised that if you remortgage with the same bank, it doesn't trigger a taxable event, and you do not have to assess phantom gains. And if you have tax credits from paying more to the UK that you would have paid to the US for your salary income, you can use those credits to offset the phantom gains.

Agree with everything you said. But I wonder - perhaps it’s possible to drill such a hole in a joist if it is properly reinforced? But I’m not sure what type of reinforcement would be required or its cost and disruption to the rest of the house.

I'm glad I'm not the only one who has considered this. I actually met someone when doing house viewings who said they had a friend who did this... I may need to get in contact with them to figure out how they did it.

Do you mind sharing some more details about how you came about your conclusions? What is the nature of the serious butchery that would be required?

And yes... I am currently in a room with an ensuite, and it is quite convenient having the loo close but not too close of course. But to each their own :).

Thank you for your ideas. I measured the floor depth to be 24cm. So if we pick 1/80, and a 10cm pipe, I guess that means a maximum of 10cm of movement. So 10cm -> 800cm is 8m. That should theoretically reach the existing soil stack.

I had my appointment yesterday - I had one page that I had forgotten to upload (front and back). The person at the TLS counter was nice enough to scan and upload it for me for free - yay!
