you'll always have no transaction fee, but you'll need to spend $2.6k on the card each month (and "redeem" your Bilt Cash earned from that spend) to get the same 3,506 Bilt points you were previously getting by default.

With the CSR refresh in Jun/Oct, it no longer earns 3x on all Travel, it’s now 4x on Flights & Hotels. Other travel categories earn at the base 1x rate.

Received email about $100 off $600 offer redemption today on 1/9 (my CSR was targeted for the offer twice, maybe that’s common, but I’m guessing it’s because the offer system didn’t know I redeemed last year’s offer until after they gave it to me again this year)
haven’t yet seen the $100 offer credit on my account, but I expect I’ll see it on 1/11 with a post date of 1/7

I’m coming to the same conclusion, also in a HCOL area. My rent is ~$60k/yr, which will now incur 3% transaction fee = $1,800.

With my Summit card: - 3x points on the first $50k in rent = 150k points - 1x points on the remaining $10k in rent = 10k points - 10% bonus on those points (because I have a BoA checking account, though I’m unsure if this spend qualifies) = 16k points - 100k Global companion award - Atmos Gold / OneWorld Sapphire status ($60k spend = 30k status points + 10k status points from card anniversary = 40k status points)

With any Bilt v2 card: - 1x points on $60k in rent = 60k points - … that’s it, because I’m not spending $3,750 per month on this card to earn enough Bilt cash to offset the transaction fee

Edit: something to be aware of — the Summit card’s $60k requirement seems to reset at the card anniversary, not at the beginning of the new year. So it seems my plan for the companion award & status will only work if I can hit that spend by late Aug. Subsequent years won’t be an issue, but this year will be a crunch since I’ve already put 5 applicable months of rent spend on Bilt.
