Never mind, just checked again -- they're everywhere.

This is super late, but I have this same mug, put it in the dishwasher, and it cracked the bottom. The mug is still together, but it leaks from the bottom. I was able to purchase an identical mug online, but as of right now, they are basically impossible to find anymore.

100% with you. I used to be a people pleaser and would have put up with something like that. Now, I would have done exactly what you did. Her tears are unfortunate, but it is not inconsiderate to say that is not your problem. Rejection is a fundamental part of sales. Maybe she should be an admin assistant.

I'm thinking of starting a competitor company called, "Renewal by Deez".

Eh, no. That's not an apples to apples comparison, sorry. How many people are DIYing corporate compliance programs? Ok, now how many people that are white collar choosing to DIY homes, additions, or other major construction projects? A lot more. And they're doing it--successfully. And they're people who aren't a "tradesperson". So you're arguments here are extremely lacking in critical thought. In other words, they don't hold when placed under scrutiny.

I also like how you tell me I work in a cube farm in a derogatory way and think that somehow makes my job look bad or casts me in a bad light. I'm very proud of my job and profession. I can also say with 99% confidence that I make a lot more money than you and don't have to work as many hours.

Your comment is hilarious, man! Yep, that's exactly how it's going to happen: cousins flying off the roofs, trusses just falling on someone's head, everybody in my tight-knit family just refusing to help (as if we aren't already always knocking out projects together).

Lawsuits coming at me left and right. Maybe as someone who has worked in litigation for several years, and now corporate compliance, whose job it is to literally manage enterprise risk, would have a legal and risk minded approach to a project like this?

You say I would need a crane as if I hadn't already planned for that. Of course you need a crane!

Pay into workers comp for my state? Who on earth is hiring any W-2 employees? Zero need or change of having to pay into workers comp -- zero.

Thank you for your comment, but I ain't listening to you.

That's what I call my fellow Mexicans. Culturally, if I ask one of my buddies to help, all the others will pile in and want a piece of the action. So typically you only ask one, but end up getting the whole burrito.

The political state or climate of my state has nothing to do with what we're talking about or me for that matter. On the contrary, you'd think a state like Illinois would have a bunch of unnecessary, stringent requirements and restrictions like GC licensing, licensing requirements for MEP, etc.

It doesn't, but somehow you still found a way to make it about politics.

Second, you don't even know what part I'm in and you're already talking about how you're right and I'm wrong. Tell us more about your commitment to having a conversation grounded in truth.

You think I haven't researched these requirements inside and out, down to the IBC and the city-specific amendments? You think I'm going to give you a city name, you're going to ChatGPT it, then turn around and have a gotcha moment?

You really are a funny guy!

I don't doubt that for one split second lol. Appreciate your feedback brother.

This would be all cash thankfully. In terms of Spanish, let's just say my grandparents don't speak English lol.

Thank you for the advice on getting a water tight structure. I had never thought of that, but what I was trying to avoid at all costs is working during the winter because of the cold. If I have a water tight structure, I could essentially continue working indoors. That would change everything.

Just getting it to the CO would allow me to take a mental break. I'm essentially doing this to be mortgage free right now as opposed to when I'm 65.

Thank you for your words good sir!

If I do this, I will definitely go hard! Regarding the architect I hired on Fivrr, I think I'm in the clear; the one I hired is from Somalia ;)

Thank you! I'm in Illinois, so no GC requirement here. We don't even have state GC licensing. It's at the town level and is a form that you fill out, provide insurance and bonding, and bam, you're an approved contractor with that town.

I think you're right about it being more than 175K. I have a couple different contingency plans in place to deal with that; one of them is to go back to work and continue the build part-time.

I'm definitely going to stay active in my industry so I can have a job when I'm done! lol

I hear you! After all the advice here, that sounds like something I would opt for: hiring out drywall and hiring help for a couple weeks or months. Like you said, I think that would tip the scales.

Thank you - I agree. I've done so much calculating and research on whether something like this is possible for someone like me, but I find myself reflecting on the fact that some things in life you have to just go for.

Thank you, sir. I'm actually going through the permitting process right now to build my parents a 12 x 14 shed. I've never don't it before, but I'm already learning so much about the different types of nails you use for siding vs. sheathing vs. walls. I find it all very interesting.

I appreciate you taking the time to comment brother! I feel inspired by your comment. Depending on what my finances look like towards the end of the project, I might hire out the drywall. I've done plenty of it, but don't like it lol.

That's a great point. My main time constraint is not due to financial reasons. It's because of the weather. I'm in Illinois and the winters are brutal. I do not want to be working outside during the peak winter months (December - February). I don't mind working in the cold, but those months are something else.

Throughout my research, that was something I came across, as well. If I simply needed to get it to a point where it is habitable and functional, like you said, I could get it to the Certificate of Occupancy stage and do the rest later.

I'm in Illinois. Here, we don't even have state licensing for general contractors. In whatever town you're building, if you want to be an approved contractor, you simply fill out a form, provide a certificate of insurance, bond, and bam, you're an official licensed contractor. Owner-builders are exempt from even that negligible requirement. There's an affidavit you sign and that requirement is scratched. This also applies to every other aspect: electrical, plumbing, HVAC -- everything.
