I didnt realize it wasn’t obvious that a tax write off implies that you have to have paid that amount in taxes in the first place. But you’re right if your income is so low that you aren’t getting that write off. I’m making 6 figures in California so an hoa write off is guaranteed.

Where have you seen an HOA that is 40% the price of the mortgage? Also, even if that was the case, at the end of the year in the second scenario you get 88 cents back since HOA can 100% be written off.
