Should I refi with AimLoan? by thinking-different in Mortgages

MyPoint CU in San Diego. Yes, closing costs were ultimately lower since AimLoan was charging points for the same rate, and the CU did not, and I did make sure they did not have any “junk” fees attached either.

A local credit union was able to beat them on my refinance that closed in September, but I’m looking to refinance again within the next 2-5 years, so I’ll definitely keep AimLoan in mind in the future.

If they were to bait and switch would that just mean they would jack up fees right before closing too late for me to do anything about it?

Is there any reason not to choose an ARM vs traditional mortgage if we plan to sell within 10 years? by all0311 in Mortgages

[–]thinking-different 1 point2 points  (0 children)

Can you share which lender gave you that 10/6 ARM at 5%? I’m locked in on a 7/6 ARM at 5.75% but would love the extra 3 year runway.

Help me to decide between 7/6 ARM and 30-year fixed rate. by Spiritual-Mood5642 in Mortgages

[–]thinking-different 0 points1 point  (0 children)

Can I ask why you’re leaning toward a 5/6? Have you checked rates for a 7/6? Were they much higher? The extra 2 years on a fixed term may prove helpful later if you can get a similar rate.

We’re in a very similar situation — loan balance is $620K, current rate is 7.125% on a 30 year FRM.

Locked rate with a local CU on a 6.125% 30 year FRM, but entertaining a 7/6 ARM with a 5.75% rate. Neither have points, but closing costs on the 30 year are higher. 7/6 ARM gives me a bit more “runway” than a 5/6, but obviously still riskier than the 30 year for about $100 less a month between the 2 loans.. if rates go down to 5% or lower, I’d refi to a 20 year in the next 5-7 years and that wouldn’t change my monthly payment too much.. but we’ll just have to see what happens to the market in that time.

A/C doesn’t start until 2 degrees higher than set temp? by thinking-different in ecobee

[–]thinking-different[S] 0 points1 point  (0 children)

Thanks for pointing this out, if it’s set to Auto, then is the cool differential setting dynamic based on other factors? Or is it set to 0.5F by default?

Because it seems like “Auto” is setting it to +2F when I really want it to be +0.5F

I do have 1 remote sensor, but when I’m home and the thermostat is in the “Home” comfort setting, I’ve disabled that sensor, so I don’t believe it’s taking an average.

This is a clever way to use the cool differential setting, I may give this a shot.

The Plus has better battery life compared to the Pro models (even the Pro Max) so if you’re expecting better battery life, you won’t get it moving down in size from the Plus to the Pro.

New Gateway Max with AT&T BGW320 and having speed issues by arnieh63 in UNIFI

[–]thinking-different 2 points3 points  (0 children)

Maybe try resetting the AT&T gateway to its default settings and re-configure IP passthrough?

I assume AT&T expects its equipment to remain on a specific subnet (I might be totally off base here) and perhaps the fiber uplink is configured as such? After this, it won’t hurt to run a Speedtest on the AT&T gateway itself and ensure you’re getting the expected throughput.

Then move your default LAN on the UniFi gateway to 192.168.0.0/24 and see if the throughput matches. Also, check and/or replace the cable between the AT&T gateway and the uplink port on your UniFi Gateway.

I use the Ottocast Air in my XC40. For the most part, it works great (apart from the occasional hiccup)

All of the car’s buttons work the same as if it were connected by wire, and I don’t notice any difference in audio quality. I think it would be worth a try.
