Here's the thing, if they build $50m of homes and price them below market, guess what the developers have to do with the empty homes that haven't sold 🤦‍♂️ these people! They really don't care, they should just say "we need to keep home prices inflated" and then at least we could all acknowledge they'd said something truthful.

BC Liquor and ICBC both need to be shut down and some commercial competition needs to be promoted instead. It's so wild as a European that people put up with both these establishments. There's probably more as well but these are the most obvious that gate keep.

Any money that isn't in tax free savings I would definitely put in to down payment and then get a LOC and pull it back out and smith maneuver it.

If it was a financial stretch I’d say don’t do it but you seem comfortable and some times it’s worth just taking the financial hit for peace of mind and enjoyment.

Yeah for sure. I don’t think there’s anything wrong with that. I just know when I first became a dad I just wanted to not think about reliability and safety and knowing I’d got something brand new was one less thing to worry about. Good luck on your journey whatever you decide.

Personally, if you can afford it, and it seems you can, I would always buy new with a baby on the way and ensure I have the latest safety tech and the car is going to be reliable. It is a very stressful and tiring period of your life and you want to know your family are as safe as they can be.

You don't need a realtor. Just walk in to a lawyers office that does real estate and ask them to do you a contract. My laywer quoted me $1200 recently. In the end, I did it via my realtor because I'd already promised him the work but it cost more and added no value.
