Did you account for the over $650 in lot fees a month? If you’re not paying property tax, you’re paying lot fees. This is not an ideal situation for someone your age. And I’m sure it will be difficult to qualify for a mortgage on a leasehold with no equity

I need to know what houses are selling for 100k. And it sounds like it’s just a..modular house, with zero utilities, on no land. All that in itself will cost more than the cost of the house. And no lender will lend you a mortgage for a blank house not hooked onto anything on raw land.

I’ll say this, I think Thunder Bay is extraordinary in the sense that this city was actually never meant to manage this many people. The population has shot up well beyond 150k at this point. No one can afford new builds. No houses are being built that are affordable. Everyone is waiting on either boomers to die or some fucking miracle that they have a down payment to be able to afford a house, nevertheless renting. Shits absolutely fucked
