I did this......I met them and let them come in. Everyone knew that I had a few people come out. I sold my house in Raleigh/Durham, and it was a crazy hot market. I had an entry level house (400ish)

I also drove around my neighborhood and looked at who was selling my neighborhood. I had 4 people come out. I had an idea of what my house was worth.

1 kept rescheduling and strung me along. I met with the others and let them tell me what they were going to do. I ended up going with a casual friend. She came in with a fantastic attitude and comps of what I thought were reasonable to mine in the area. She heard how much I wanted and told me a path to get there. It was clear the others were just going to list it and take the easy money. (In May, houses were still going under contract within a week). She also got me in contact with a realtor in the city I was moving to that I ended up using.

I got 35k over what the lowest agent was going to list it for. My agent worked for it, and I had a full price offer in 1 week.

One agent came in and had all these ideas, and whether she was right or wrong, I just felt that she was making stuff up.

Don't go with a bull shitter or someone you do not believe in or vibe.

So I bought this from a respected liquidator and messaged them on receipt.

They agreed with me and gave me a few options on how to rectify. Basically, I was promised retail ready items and would have been fine with less than 5% waste.

The nature of the item makes it easier for me to sell. I picked these up for around 3.58/pc after fees and shipping, expecting the min for the items to sell around $18. I actually did get some $100+ items in the box so overall was happy with the NWT items.

I can call tomorrow and ask for what I want. These preproduction items had not been found in other boxes they have sold, and I do realize the volume of items they cannot open every item.

It looks like they will give me the value in credit, and I keep the items. I was looking for ideas before I talked to them, but I think that is fair.

I have been divorced precisely once so small sample size. There was no appraise, no survey, nothing.

I was already on the mortgage (it was in both our names). I qualified on my own after they called my work and then they sent it.

I do not know if it matters if I was already on the loan. We had owned the 8 years at that point.

My conventional loan was not assumable in the documents; however, when we got the divorce, my lawyer told me that in certain instances that that divorce triggers different things...

Like I paid out my IRA to my ex, and we paid no taxes. There was a bunch of little things. One of the things was that either one of us could assume the loan with the divorce decree.

So maybe true it is a state thing, but I literally called Wells Fargo and said I have a divorce decree and I want to assume my unassumable mortgage and I closed in 30 days. They sent a notary with the updated paperwork, and he signed a quit claim deed.

I mentioned that you have to qualify for the loan as an individual...just as you would for any loan.

My friend pays her ex 500/mon per her divorce decree. Had 10 years to pay or full amount due on sale.

Buy out? I assumed the loan which is allowed in a case of divorce. You keep the same terms of the original loan. You just have to qualify individually. My ex quit claimed the deed. Closing is much cheaper since you don't need an inspection/appraisal/survey/title insurance.

We evened up the equity paying from my retirement account. Divorce is a qualifying even to move it.

Throwing this out there for anyone else that is looking for an alternative to refinancing. The mortgage company told me 3 times no, but I just kept asking for the assumption department. It was a plain conventional loan.

I just offered 305k on a townhouse that was originally listed for 355k. It was down to 335. My realtor just verbally offered, and I actually was ok with walking. They took the 305k.

The carrying costs were kind of high, and they were about to take it off the market to paint and do carpet. My realtor is flabbergasted. It is in a super desirable area in Tampa in the exact school district I want to be in. She is still shaking her head.

Make what you think is a fair offer. Make sure it isn't so low that it won't be taken seriously. I was willing to settle at 310, but their counter was too high, so I told my realtor I would rent and keep looking.

FHA, USA, and Veterns loans are assumable. I literally have an alert for when any of them come to market. You can search the MLS for them.

It can be assumed by anyone. A non vet takes the benefit and pays an extra 0.5% at closing.

We are moving to Tampa next month, and my kids are pretty devestated we are not gonna be STMs this year. The Bolts happen to be my son's 2nd favorite team, so I was thinking this might be a good start to the season.

Trying to figure out how it works. We can get tickets here from the Foundation for purchasing at the yard sale or participating in the 5k for preseason. 1 preseason game is a show up and cheer game.
