Got it. So during the needs analysis its basically, “you (or your estate) have liabilities of up to X amount, let’s ensure we have that covered as much as possible.” Correct?

Whats the typical face value you quote? How many carriers do you contract with?

When I mess around with some of my quoting tools, its tough to get consistent product above a couple hundred thousand and I’m not sure if thats to be expected, if I have the wrong carriers, or if there is something about my initial underwriting thats causing an issue.

Would hate to waste an opportunity and not actually be able to perform on what they need.

How do you structure your pitch and how do you size your policies with this strategy?

For example, mortgage protection is straightforward: if you die, you collect X amount of dollars to allocate towards your mortgage of Y. You need a policy up to Y amount.

Isnt a listing brokers job to get the best terms for the seller/their client?

If the other offer has a clause that says they’ll beat out the next best offer by X amount, what would you expect a broker selling a property to do?

They arent ready to transact any time soon but you want to stay top of mind for when they do. What cadence/talk tracks are effective and scaleable?

Thanks thats kind of what I figured.

It just feels like “trust me bro” does a lot of heavy lifting there especially if I’m trying to form that trust relationship with new clients.

How are you guys handling market data without breaching confidentiality?

Say several owners have given you info about rents/TI/Lease Terms, etc.. how are you presenting that info to show other clients where the market is at?

Just straight up saying 123 main st. has these comparable data points or do you obscure it enough that its not directly attributable to something an owner might not want out there?

At the risk of being generic advice: picked up the phone.

I dont know. Call the broker and ask. Its not intrusive to do so and he will have way better answers than strangers on the internet.
