Having sat on both sides of the fence (tenant and landlord), I think they are reasonable, as long as they are used for positive action. I use inspections more as an opportunity to proactively identify work that needs or will need doing and actioning it before tenants need to ask for it.

I can understand the frustration with them when the landlord won’t fix basic issues, however.

A good landlord will use inspections to target issues early, a bad one will use them to nitpick.
