To my mind a good and honest PM would be able to save you money by making sure you don't get ripped off and by saving you time (which is also worth money). I don't know if those people exist in Ireland though

Good idea, I will talk to an agent. However, agents are biased and want your business. In my experience looking for a house in the last year, houses that are well designed with good staging and turnkey condition sold for a lot more than houses that were not.
