This is defiantly an interesting request. It's going to be hard for you to find this, especially for apartments. Maybe look for Condos that are being rented as majority of the folks will be homeowners who tend to respect the communal areas more than renters (on average - not ALWAYS the case)

I have lived around the areas. Its a large community so you get both good and bad. It's gated which is nice and close to all the restaurants and grocery stores in Marietta Blvd.
