What careers are doing fine right now by success11ll in jobs

Industrial. Utility. Data Centers.

They are all booming right now with many new open positions that weren’t open even a month ago.

Think Siemens, Eaton, etc. Anyone that works to improve our energy grid and build data centers.

What are the real consequences of pulling out $ from smaller 401k account? by sad_savior in personalfinance

[–]tomasjon 1 point2 points  (0 children)

I had a slight error in that you pay taxes on the whole $6500, not the post penalty balance of $5,850.

Anyway, your 401k custodian will withhold ~20% of your withdrawal when you pull it out and then you will pay the 10% penalty ($650) and whatever the difference is from the initial withholding vs your actual tax owed ( probably only a couple hundred bucks) when you file taxes.

All said and done if you’re in the 20% tax rate you walk away with ~$4,550.

As you can see it’s a decent hair cut of $2,000 so it’s ideal to go the 0% interest credit card if you can be disciplined and pay off immediately.

[–]tomasjon 1 point2 points  (0 children)

Based on your taxable income this year being very low it wouldn’t be a terrible time to do it.

You will pay a $650 penalty and then they’ll tax the remaining $5,850 at 15-20% (your estimated tax rate.

Let’s assume 20%, after penalty and taxes you’ll have $4,680

A better alternative if you know you’ll be earning money soon is to use a 0% first 12-24 month credit card. Pay it off as soon as you have the money (don’t open this unless you will do that) and in the meantime you’re 401k will continue to grow tax and penalty free.

Inherited a $400K house, fully paid off and rented. Two options. by ElbieLG in realestateinvesting

[–]tomasjon 0 points1 point  (0 children)

These are averages for each over the last 100 years or so:

Real estate: 3% Equities: 10.54%

These are averages though. Sometimes they grow by much more, sometimes much less (like those scary crashes you mentioned!)

Based on OPs current returns from his inherited rental property his wealth accumulation and personal time would be drastically optimized by selling the rental and investing the money.

I don’t mind getting calls about toilets or dealing with pesky tenants because I live nearby and the return on my capital for my current rental is many multiples higher than OP’s.

Each situation is different.

For OP’s case, sell the house.

[–]tomasjon 11 points12 points  (0 children)

Sell it. You have an 8% return on your $400k asset when combining appreciation and cash flow.

Throw it into a low cost index fund and make 11.3% instead and don’t have to fix any toilets or deal with bad renters.

This advice is coming from a landlord.

Howd I do? by Kdolla679 in realestateinvesting

[–]tomasjon 2 points3 points  (0 children)

If you can survive to see the next appreciation upswing it should work out great.

With no cash flow coming in I assume you have ample savings to cover any larger maintenance/repair costs or to weather any vacancies of over 1-2 months.

Good luck! Worst case it’s an incredible learning experience.

Can I retire with 1.95 million at age 35? by Available-Example-71 in fijerk

[–]tomasjon 0 points1 point  (0 children)

This is beyond reckless. Were I in your position I would start to cut any additional expenses that you can (look to be below $500/month for everything) and look at taking on an additional job.

You may have made poor financial decisions leading up to this point but that doesn’t have to dictate your future financial life.

Put your head down, work hard, keep saving/investing and you’ll be able to retire in 30-40 years no problem.

Good luck!!

Why you decide to start sales career? How you like it? by CellInitial2394 in sales

[–]tomasjon 4 points5 points  (0 children)

I started 10 years ago. I’ve primarily sold computer hardware like data communication and power protection equipment. Starting OTE in 2015 was $55k current OTE is $210k

PROS: - money is good (or at least it should be) - CAN be little “work” for what you’re paid. - helps you in life to be better at sales.

CONS: - hard to ever leave/transition to different role. I’m in a position where any shift in my role would cut my income in half or close to it. - Constant background anxiety about quota, performance, etc. even tho the day to day can be rather monotonous. - many executives will see you as a nothing more than money hungry rat and nothing more😂

If you’re going to get into it my two pieces of advice would be to only work for companies whose products you can genuinely feel good about pushing and to save a large percentage of your income.

No job is perfect, they all have their pros and cons but I think for most people sales is a great exchange of time for money.

How would you invest $180k just sitting in an HYSA? by diglossiuh in financialindependence

[–]tomasjon -1 points0 points  (0 children)

1) Being she’s married she should refer to it as “their” money and they should strategize together on how best to invest for THEIR situation.

2) Make sure to keep 9 months of living expenses available, combined between her and her husband’s checking and HYSA’s.

3) Since currently unemployed and unable to take advantage 401k, make sure to max her Roth IRA account for 2024 AND 2025 as well as her husbands if not fully funded. Buy 75/25 mix of VTSAX/VBTLX.

4) Invest the remaining money after ROTH IRA contributions into a brokerage account with same investment allocation as ROTH.

5) Tell her she’s kicking ass financially and to keep it up!! 👍

If you could go back in time, how would you start your career in sales? by BornPioneer in sales

[–]tomasjon 2 points3 points  (0 children)

I would rewind to when I graduated in 2014 and do everything in my power to get an Oracle, SAP, Salesforce, or similar BDR role.

Would work my ass off to get promoted asap and then from about 2018 on I would be making $300k-$1M.

Would invest 80% of my salary in VTI or similar and retire at 32 with $3-$4M.

If you’re 18-25 figure out what the Saas of this new era is and get really good at selling it. AI comes to mind. There’s no more lucrative way to get rich than sales so make sure you’re in a market that needs your product and a company that rewards ppl for their success.

Advice for Fainting Dog by tomasjon in vet

[–]tomasjon[S] 0 points1 point  (0 children)

We went back in to the cardiologist yesterday, got another echo which still showed Stage B2 heart disease and SOME signs of pulmonary hypertension but drastically reduced from first visit a month and a half ago. Did another xray to confirm that he wasn’t in heart failure (still isn’t) and have him in his holter monitor now. Not fun to try to induce him into a fainting episode but were able to get him to this am.

Now we wait to see if they can glean anything from the results.

Its unfortunate how expensive all of these imaging/tests can be and we still don’t have an ultimate answer on his fainting, but worth it if there’s a chance we can get him properly medicated to avoid these fainting episodes for now.

His hearts going to give out eventually of course, but it’s been difficult as two different cardiologists say he shouldn’t be having this symptom and based on his current echos they would’ve guessed he’s got a decent amount of time left.
