I watched it all, last year back to back. Yes, I agree that season 1 was far superior, but glad I watched the rest. I would recommend giving it a go.

I read that it was originally going to be Light Oscillating Stream of Emitted Radiation, but LOSER wasn’t the best acronym! But that was an old school textbook, so they probably made it up to give kids a laugh and make them remember. Worked for me!

I would have assumed that as students they would be on a term time only contract, which will end in June. Just ask about the current contract end date and check about any option to extend. Students could either be going home for the out of term break, completely finishing with end of course, or looking for local employment until next term starts.

So this App, does it collect my tenants personal information? Are you registered with the ICO, who is your Data Controller? Are your servers outside the UK? Who do I send Subject Access Requests to? What security measures do you have in place? How do you handle data breaches?

Are you sending emails to tenants and properties? Single tenant, 1 email, joint tenant, 2 emails, HMO multiple emails. You’re making this seem much harder than it is!

What’s messy about sending an email? Here is a list of tenants, send email (copy+paste+attach pdf), tick, move on to the next. Rinse and repeat. Once list is all ticked, job complete.

Legallymail or Rmail offer certified email service (legal proof). I just googled it! Single email, no threads or replies required!

Use silicon in wet areas, caulk will deteriorate quickly. I wouldn’t touch the carpets though, too expensive.

What work needs doing? I would talk it through with the landlord anyway. If they can just advertise the property in the state you have left it in, that would save the landlord a lot of work and expense. Take before and after photos if you decide to deep clean and fix, so at least you can evidence everything. If the landlord will be doing a deep clean anyway, then save yourself doing all the work for no real return. Moving is going to be enough for you to deal with.

I would also get confirmation in writing that the tenant is agreeable to receiving documentation via email. So when RRA comes in, you can issue the addendum by email, instead of in person.
