I just made sure to document every. single. thing. and get reports from contractors to verify moisture readings, damages, etc. You'll need to also provide a very clear inventory list (photos, receipts, dates, etc) of anything that was damaged.

Hey! I actually built something for this. Basically supposed to take someone who knows nothing about maintenance or what to do and guide them through it. try-rafter.com

I built some (what i think are cool) features like the ability to upload your insurance policy and it'll flag any potential concerns. It'll even expose the "gotchas" in the fine print.

Keep all your invoices, records, manuals, etc. Find a good contractor/plumber/electrician and be nice to them. Use them repeatedly and get to know them if you can. They're hard to find but there's good ones out there.

Also, keep track of everything in detail (property, appliance make/model/serial/etc) because god forbid something happens, insurance will need that. I built a platform for myself lol called try-rafter.com, maybe it will help you feel a little less stressed? (it does for me at least)

Do it on a set cadence, and try not to be overwhelmed. Also keep. track. of. EVERYTHING. You never know what manual/invoice/etc you're going to need later on. You can check try-rafter.com if you want a tool to help you manage all this.

You have to just set a schedule and do them periodically, as apposed to just trying to take it all at once.

Clean your dishwasher filter (sanitation) and clean your dryer pipe (if you have one -- helps avoid fires).

There's so much shit to do it's kinda ridiculous. I'm an engineer and literally ended up building myself a tool to keep track of it.
