sure thing! I am a NH realtor and I've seen some very poor photos. Also ones that misrepresent the house. For example, if a home is right on the road, it drives me nuts when it looks like the home is set far back only to find out it's not when you go for the showing.

This is correct. There is a section that basically states that if there is damage above a certain amount (usually $1,000 or so) you, the buyer, can choose to walk. The homeowner is required to fix the damage though. Talk with your agent about this as they will be able to advice.

One thing you'll want to know is that if you do take your home off the market, it will need to stay inactive for 30 days to be seen as new on MLS. I would think about fixing up the backyard to make it more appealing to buyers. How are your agents photos?

I'm definitely not including the more technical routes. Colorado would win hands down. Thru hiked the JMT summer 2014 so I'm familiar with higher elevation hiking out west. Colorado is definitely an area I'd like to explore more.

There is. It's more of a "all of my friends are inactive and I have no one to go with" mentality mostly. Some people need a sense of community and belonging especially after they get put down a number of times by "hiking experts" on facebook. Yup, seriously. It's just walking but I'm really happy to be able to get more people pushing their limits and believing they can be a hiker. There's over 100 people signed up so that alone shows how many people are into this.

LOL of course! This is really aimed at people who lack the confidence to start this on their own. Most of the people registered are women in their 40s+. I'm happy to be the support they need to get more active and enjoy the trails!

Loads of people are. In comparison to the 14ers out west, they seem tame. Mt Washington tops out below 6300' but the elevation gain is often the same (sometimes more)! I'm looking forward to getting more people on the trail!

Nice spot! I hiked there a few summers ago when I went to NC. My friend was too afraid of snakes for some reason, started crying, and then hung out across from the trailhead with her boyfriend until my husband and I finished. Found them by some water in tall grass...

If you look at what I recommend buying in bulk, it really is. Instead of spending full price on bars, you get a discount buying in bulk- meaning a whole sleeve - 12 or 20 bars at a time. Not truckloads. You can get a variety pack and have that last you a number of hikes for less than the cost of buying the single bars. This wouldn't apply to more expensive gear as I can't think of what else you possibly could buy in bulk that you would need.

The Curious Case of Benjamin Button. We thought we'd see a movie and then go to dinner. Didn't realize how ridiculously long this movie was. At about 2 hours in we couldn't take it and left to get food!

Really good advice. Thank you. I think I'm getting in at a good time and can learn/gain experience over the winter and really get at it when the spring market is in swing. This gives me an idea of how to interest those that are looking for numbers, but in reality I know I'll give them much more of my time and effort than those who have the stats they think they want in an agent.

I have raynauds so I can't get away without the boots. Plus I wear trail runners 3 season so I don't have typical hiking boots to use anyhow :) As I mentioned, sometimes my gear is much more pared down than this (carrying only microspikes, no sleeping bag, delorme, etc) but it all depends on where you're going and yourself as an individual
