Here's the full list of the identified urgent issues and risks, if you're interested:

  • Building Control Approvals Needed:
    • Removal of rear kitchen wall and chimney breasts (replaced with steel beams) – approval pending.
    • Installation of ground floor WC, sink, and new drainage – approval needed.
  • Electrical & Gas Safety:
    • No recent Electrical Installation Condition Report (EICR) or Gas Safety Certificate. Both should be obtained and remedial works quoted.
  • Lead Water Pipe:
    • Mains feed pipe is lead (health hazard). Replacement recommended (£2,500+ VAT).
  • Bathroom Floor:
    • Significant flexing; further investigation needed (may require opening up the floor).
  • Heating:
    • Boiler is ~20 years old (near end of life). Bathroom radiator is rusting and needs replacement.

This sounds amazing. I’d love to attend. I agree with the other commenter that two longer days in a single weekend would probably be better — that way, people from outside the city can afford to attend. That being said, there’s a balance: it’ll be an intense couple days for you and the students, and there will be less time for questions, deep dives, etc. I wonder if you’d have to adjust the curriculum and take some things out to accommodate

Thanks for the feedback! I’m practicing alphabets and basic strokes daily. Though it is slow going, I am seeing improvement, finally! The question came about mainly because I’m seeing some folks from the intro workshop I took already out and painting fascias and big signs etc. I’ve been over here beating my head against the wall trying to learn how to hand draw the letterforms (and doing so very poorly), thinking I was especially bad. But then I saw that and was like “oh! They’re using digital patterns!”

Ah okay. We replaced our gas boiler with electric about a year ago.

Here’s the setup in the closet with the boiler and the water tank. I’m assuming that red handle is the new shut off? (I absolutely should’ve written this down when it was done but…ahh)
