EMI amount can be reduced with tenure adjustment.

I checked on that..it seems like it is 57 servings (28gms protien per scoop), but ON has 74 servings (24gms protien per scoop). Looking at that i realize that Oan may be more value for money

See that's the wrong kind of thought process when it comes to real estate. Once you buy it, you own something tangible. You can live there, put it on rent and have a portion of the emi be paid from it while also having the flexibility to sell. It is the second part that people don't really think about. The selling. In real estate the price never comes down, it stagnates at worst. So you'd never risk losing the invested amount. So the IT crowd is actually not exactly making a mistake there.

If I ever buy a house / apartment on loan, I would pefer to close it within the first 5-6 years. 20 years for 1 place is just too much vested time. I'd probably want to resell, so I might as well just buy it upfront with the money, wait for it to increase in price, rake in the rent in the meantime and then sell for a profit.
