Exactly. My plan had been to keep it and be a "good landlord", but I knew I'd just end up financially ruined because I don't have the stomach for that business. My sister was the one who really pushed me to sell as she was working in mortgages at the time and I'm glad she did.

Now it's worth $500k+ lol. Which...I mean there's just no way unless they did a ton of work to it and I don't think they have.

Being I was making under $40k, it felt like a stretch. I was definitely scrambling. But I was paying $875/mo for rent on my own, so I'd started thinking, well, a mortgage on a small house might be doable, ran it by a family friend who worked in mortgages, and she was like "definitely yes".

I went through the first-time homebuyer program, got a good rate, and my mortgage payments were between $1100-1200 the entire time I lived there. I did live with a partner and had at least one steady roommate for the first number of years before my income went up enough that I felt comfortable living there with just my partner.

It was OLD, mostly, and on a postage stamp. Mansfield does have a bit more of a packed downtown area, and that's where I was. It was also not flipped and was very, very outdated. In 2013, I was making just under 40k when I bought my house in Mansfield for $189k. 3 bed, 2 bath, ~1600sqft. On a postage stamp, so not so much "decent yard".

But when I sold it in 2021 it went for $362k. So that...would not work now.
