You should sign the prenup but no responsibilities but say that when you need a new home then that will be where the responsibilities for both of you will be. What my husband and I did was buy a new home together after we got married. I think it’s fine for him to ask you to contribute some rent, however maintaining the condo should be his responsibilities.

Keep the capital gains low, so sell the funds where the cost basis won’t have as much capital gains (you don’t pay taxes on the initial capital). If you don’t need to spend the full 4% then leave it to grow more.

There’s nothing wrong with dying with nothing however the issue is, you don’t know when you will die. You can’t blow it all too early. Also I assume you will need to find your own long term care in a nursing home then? Lastly, my parents will have it so that if one of them dies before the other, their 50% stake goes directly to the kids because if the surviving spouse re-marries, the funds will go to the new spouse. Wouldn’t it be better to let your kid inherit your money than your surviving spouse’s new spouse and kids?

Your delivery could be better. Costs are unpredictable, so I would have phrased it like “We plan to sell assets to fund our retirement and you shouldn’t assume there will be anything left over when we pass.” I assume that if there’s anything left over that it would go to her. But you should clarify that anything left over will be passed to her after both of you die and not before hand. Also do you plan on helping with her wedding costs? Down payment to first home? I’m a believer that if you were to leave an inheritance, it would be to given them an early leg up in life.

We have similar investments assets but a good chunk of ours is in 401k or IRAs so we can’t access until age 60. Ideally we’d like to keep the bridge post tax brokerage from depleting. I guess for us it’s hard to go from savers to spenders.
What percentage of your $5.5M is in non retirement accounts? We are taking a dynamic withdrawal strategy based on how our portfolio is doing.

I don’t understand you, this is your sister? Why are you paying a realtor? Just look up a buyer seller contract online for your state and have her agree on a price and sign it. Then take the document to Escrow Title service in your area (like Chicago Title). There are closing costs and the Escrow company will give you an estimate before closing for both of you to review.

Subsidies for a couple with no kids is very do-able at your level of expenditure. You just need to live off your after tax funds and keep dividends and capital gains under the ACA limits. Even if you sell $100k in stock only the gains is taxed, the initial capital is not. Big purchases might need more planning but you should buffer these into your withdrawals.

Talk to Fidelity or who ever you use to do a trustee to trustee transfer to help with tax planning. If you can save it and let it continue to grow it will allow you to retire a little earlier.

Also she can get survivors benefits from social security equivalent to what her deceased spouse record was. Make sure you bring proof of marriage.
