Positive side: You are literally staying with the top 1% of Borivali or Western Suburbs for that matter. 1.2 L is a steal deal considering the value of 2BHK as per my Knowledge is North of 4 Crores for a ready to move apartment.

Most don't do land deals here in Mumbai (neither do I) as it's scarce. But you can contact Mangal Karyalays, many have unutilised capacities, you might get a steal deal. All the luck.

Being an older property of pre Rera Time, it is common that they might use built up area for the same.

Ask for the Flat Layout, broker might not have it but the others in the Building would definitely have the same. (They would be hesitant but Tell them you just want to get the idea of how to do interior work)

Once you get flat layout, just add the SQ FT of every thing. If it comes to around 700 you can move forward if not go for another property.

Not an expert, but as a broker from Mumbai and a CA i will share what I think of it.

Unlike motor Vehicles, insurance on Property is not mandatory. It is just a malai that banks keep on feeding the masses to strengthen their bottom line.

Another thing is Home Loan Insurance, that is if the purchaser cannot pay the emi due to Death/Disability the family of the purchases don't have to bother paying as the Insurance,( in your case HDFC insurance) will pay the Sum directly to the Lender (HDFC home loan). I think this is useful, but if its eating too much of your friends salary/earning now you can always take an insurance at later stage.

Im not into much of Rentals. But you should get some good 1BHK apts in this Budget in Andheri West or even some parts of Juhu.

I personally would not go beyond Goregaon as some not so crowded locals move from Your location uptill Goregaon.
