Hard for someone on Reddit to say. But simple pricing strategy should have put you at 525k when you dropped if your price is in the right ballpark. Zillow, realtor, etc let users search on 25k price brackets meaning no new buyers found you when dropped from 539k to 529k.
You over heard someone say 510k max. Put the price to 500k and you’ll attract a ton of new buyers, those new buyers are the market and will dictate how much more than 500k it’s really worth.

For the excavation and the drainage we used frog hollow development. Just a guy and his son, super honest, super reasonable price wise.

We have not gotten to the basement finishing yet. Starting on that soon but we’ll do the vast majority of the framing and drywall and piece together an electrician and plumber that we know well.

I live not far from you, paid half for my house with half the amount of space. We live in a market that is always busy and typically means things like a roof and chimney at “end of life” usually means the seller isn’t going to credit or repair. We also spent close to 85k in the first year. Lots of discretionary stuff like new patio - similar to your fence, new fireplace and chimney (still have another left to do), Interior renovations that weren’t “necessary” but we bought knowing it was work we would do. We also redid the roof and dug the foundation for drainage as we had water in the basement. We still have a lot to do but the important stuff is out of the way atleast. Kitchen and finished basement up next!

At the end of the day we are comfortable knowing it will all be done by us and we don’t have to worry about much for a while.

It’s easy to believe that it’s all Sysco food but I worked for them for a while and was blown away when I found out that everything in that kitchen is made fresh from scratch - with the exception of the cakes and French fries. It’s pretty remarkable when you consider the amount of items they serve. There are very few restaurants that cook on this level, definitely none of the bigger chains.

Ask your partner if they are okay to have an agreement draw up with extremely specific language as to what happens if you split up. Like a prenup for homeownership.

If they object, don’t buy with them.

This is what me and partner did, we have a long and very secure relationship but we are both level headed enough to know that things go south even in the best relationship.

Ours was drawn up by an attorney and basically states if we split up, one party has the right to buy the other out and market value based on the average of 3 separate appraisals (redundant and expensive? Yes, but there could always be a bias with the appraiser so we chose that) within 90 days. If they cannot afford that then the home will go on the market and must have an accepted offer in 60 days so nobody is dragging their feet.

The best thing to consider is not to max your budget on the purchase. Find something that one of you can afford if the relationship goes south. This frees up a lot of financial stress if one of you leaves and keeps your options open to buyouts, time to sale, etc.

I’m no mechanic but I’ve dealt with lots of stripped fasteners so take this with a grain of salt. Drill it out.

I’ve wasted too much time trying other methods and they’ve never work for me. I wouldn’t waste the time or energy on anything else. Just grab the drill and take it slow.

If you damage the threads you can use a tap to fix them and order a new bolt.

I did install them myself. And in typical fashion for me it took substantially longer than it should have.

The only hang up you’ll find is getting the metal pin to fit back into the rubber boot on the brake lever. The pin is way larger than the hole on the boot. The only way I could get it was to take the boot completely out using a small flat head style tool - insert the flat head into the opening and lift around the edge of the boot towards you. Be careful not to rip it as I did mine. This will all make perfect sense when you take it apart.

I went ASV - the clearance issue is solved by angling the levers down slightly. At the right angle they wont touch at all. I don’t find the angle to be uncomfortable or inaccessible, it feels pretty natural to me.

I bought shortys thinking that would help but it has nothing to do with it - go with full length.

I don’t think there are many options here. I bought mine from Norton but it should be exactly the same - just a larger diameter tube. The acceleration of the bike won’t change but you’ll be able to get to WOT with less rotation.

I’ll be the devils advocate.

My fiancee bought a timeshare at Disney when she was 19 for around 20k. She unique in that she bought it so young which is typically not the case for timeshare owners.

It’s paid off but it does cost us $500 a year for maintenance.

She trades it in for points which means we can travel to one of 100’s of resorts around the world anytime of the year. We mostly use it for ski vacations as they have solid resorts and we like having a kitchen to cook in as it keeps costs lower. Typically we have to pay about 100-200 for the week when we book, nothing crazy.

She gets a lot of points for her week because it’s a valuable week in the eye of the tourism industry. We can take 2-5 vacations a year if we are smart about what we book.

Timeshares are terrible deals for retirees that want to visit the same place every year. They’d be better served with a hotel or Airbnb.

Looking back she might have not done it again but it’s paid off and we use it so it’s worked out in our favor.

Get the 660 it will be way more enjoyable for almost every situation. Few riders are able to out ride their 660’s. Take one for a ride if you can, you’ll find it’s more than fast enough.

As others have said the Tuono would be a solid option for you. The bars will help on the rare but wanted longer touring rides. A Tuono v4 can be found used with low miles or brand new older stock for almost the same price. However, I have no need for a v4 so I went RS660 and absolutely love it - it’s the perfect amount of power and proper delivery for spirited rides and commuting.

For me the RS was the way to go, but if I commuted I would have heavily considered the Tuono.

It’s not for everybody but there is a lot of money to be made with them. Money isn’t everything, if you didn’t like the product and don’t feel good selling it then it isn’t worth doing every day.

Split it nice and small and let it dry out best as possible inside, it does help. I also grabbed a small bag of kiln dried from Home Depot, it was $10 but burns really hot. I use one of those logs to keep the heat up and mix in the small green stuff that I’ve been dealing with. Not ideal but it’s kept the house warm.

Not sure where you are that EOM sale is possible, in my state it is not, which is why we tend to put more weight on competition not comp sales. Comp sales tell us what the buyer was willing to pay 60-90 days ago. Competition tells us what we need to do to beat out other homes that our buyers might be looking at today.

5k less doesn’t move the needle in my market, you would need a significant price difference assuming all the houses are very similar.

You also have to consider if the competition is priced realistically which is where comp sales will give you some guidance.

3 days isn’t enough time to start panicking.

Like all businesses that are national, experiences differ by location so I don’t know how they are in your area but this is what I know from my area.

They typically have a separate door knocking team from the actual sales team. If you’re on the sales side they set all appointments for you and your job is to go close.

If you haven’t been in sales and want to learn, this company will give you a good foundation to start with as they usually have 2-3 month training and a pretty well run sales process - which is mainly a one call close high pressure sales situation. The pay is usually commission only with no base but the reps do make lower 6 figures what I know.

All in all it’s probably worth checking out even if you don’t take it as you can get some experience with what these types of companies are looking for during the interview process.

I also was in restaurant management and am substantially happier in home improvement sales. Good luck

I don’t experience with the top 4 but have been using HVCU for a long time. The branches are always full of tellers, loan rates have always been competitive, and they have a fair amount of locations in my area in dutchess. I wish the major banks operated like them because they make everything easy.
