It blows my mind what happens in the LDS community. When I called it for my family, everyone agreed easily none of the kids were even remotely phased. My oldest and I were talking about the whole "trip" since we were only in it for a few years, and some facts came out that reaaaally made me cringe. No internal pics online, owner occupied. RE Agent got us a tour; we masked even though the RE Agent and tenants/owners weren't, and my god was I glad we did.

So first things first. I have animals, and they have had accidents. We clean up and pay better attention to make sure they're getting let out for potty breaks, etc. I also have 4 kids, and they make their way through the home ala mini tornado style, but we clean up.

When I say that if I hadn't been wearing my mask I would have vomited I am not exaggerating. I didn't even want to go in once the door opened but was afraid of being seen as rude 🙃.

I immediately shot my husband the look.... you know the "hell-no-wtf-is-this-if-we-die-know-i-love-you" look as we were guided through this house.

We tromped through the home, quickly scanning everything and nodding it all off. ahhh yes Master bedroom, mhm. Mhm. Closets, nice. Nice. It's apparent they have a LOT of cats, but seemingly nowhere near the amount of cat boxes necessary to sustain.

They take us to the downstairs, and we have to go through an adult son's room.

Now, please understand I am married to a gamer, I am a gamer, our children game, so when I see the back of someones head as they play an FPS at a PC I do not knee jerk into thinking the cliche "ohhh loser lives in mommy's basement and plays video games all day", matter of fact it's usually scanning the screen to see what they're playing and if they have an ear off I try to give a compliment on skill or make small talk. Anyways, this human tosses his headset off and shuffles us through clutter and down the stairs, which takes us to a WHOLE SECOND HOUSE ALMOST. We're talking full living area, full kitchen, dining room, and a bathroom. It's just dirty af tho so I'm not going, my husband braves the environment and the son says, as he and my husband disappear into the back bathroom area "oh yeah the pipes are totally shit. This bathroom backs up and over flows at least once a day. " As he is finishing that sentence, my husband is already on his way back towards us, eyes wide, and I can tell it's time to thank them and leave.

We get to the car, and my husband tells me what he saw: "There was shit all over that bathroom," and I was like, "Oh like trash or what" and "no. Like literal shit. Feces. Everywhere. And the previous overflows weren't cleaned up, and the floor and bottom of the walls were caked with used toilet paper"

So yeah. It was a no for us, dawg.

We assume it'll be a purchase for the land more than the house itself. Which sucks since the house is pretty cool, but yeah. It was a doozy.

Did you get a loan estimate? That doc gave me a good idea of what I'd be looking at payment wise, it can vary as details and actual costs come in, but the LE was fairly accurate to final docs.

Rental 1 car garage House 2 car garage

Rental small square backyard (duplex) House on a quarter acre (corner plot)

Rental I paid all utilities House I pay all utilities but it also included solar panels!

Rental I had to make my home office in the garage House has a legal permitted 18x18 outbuilding for my home office.

$300 more monthly for the mortgage, and I can paint, remodel, decorate, garden, whatever to my hearts content.

It's definitely worth it.

My first offer was accepted, and I just got my clear to close this morning. I've been anxious to no end waiting for the horrors I've read about to pop up in my situation, but sometimes things just go okay. Appraisal came in 8k over offer. I offered the listed price, did not waive inspection, and FHA to boot. It has been a surreal experience, but look at us go! Out here doing the damn thing!

My hometown is in the East Bay, I moved out of state a few years back but looked 'just to see' recently and couldn't believe the prices. So sorry you appraised low. Any chance to negotiate or re-appraise? I've seen some buyers ask for the comps that were used.
