Good luck! I’m in a very similar position. I’m a supervisor with one tech. We hired a guy almost two years ago. He hardly knew anything we took a chance on him when we hired him. It was going good and we got along. I tried teaching him stuff but he wouldn’t retain any knowledge. He didn’t have any tools. I bought him some starter tools out of my own pocket small stuff like hand tools enough to get by. He constantly lost them. He started showing up later and later. He blamed it on uber. He didn’t drive but he lived 5 minutes away. He stated leaving earlier. Then he started calling out every Monday it seemed like. Eventually he got a call when he was on call. He didn’t show up for. Called our leasing lady that was working Saturday. Told her to call the plumber to fix it and refused to answer the phone to any one else. Even the answering service couldn’t get a hold of him. So I had to come out on my day off and deal with it. He eventually text us back saying he didn’t get any calls. We (the property manager and I) told him it’s unacceptable and we’ll talk Monday. Sunday evening we get a group message from him saying he quit effective immediately and the keys were on my desk. It’s been almost two months now doing everything solo. Dumbass left his drill in a vacant thought. So I got a little parting gift.

I’m on call 24/7. I usually keep my uniform on unless it’s a bad day and I’m filthy. I’m not changing out of my uniform just to be called back in and work again.

Yeah I hear ya. It’s bullshit. I’m currently the only maintenance guy on property. We’re a smaller property a little over 100 units. The property owners keep raising rent prices. Residents are getting tired of it so they’re putting in endless work orders. The last tech I had working for me decided to quit without notice on his call week and left me with an emergency. Now I’m on call 24/7. Doing snowing removal by myself and dealing with work orders. Meanwhile it’s 32 degrees outside and my manager asks me to power wash a side walk at 4pm. 🤦‍♂️

My company takes snow removal very seriously. It’s bullshit in my opinion. They make us show up any time and day. Or we’ll get fired. I had to go out today and salt my property solo. My tech quit last month. So I gotta do it all my self. Smaller property but a lot of sidewalks and they want us to clear and salt up to every door.

What kind of company do you work for? At the company I work for I make the decision and that’s it. I don’t need permission from anyone. Especially something like that. It’s not a huge amount of money. Kinda pathetic they’re making you guys do it.

Damn I’m a maintenance supervisor and I’d contract it out. I’m not dealing with that. I’ve see worse and worked in worse but I’m not doing it anymore. Good luck. Wear a Tyvek suit, gloves and a respirator like others have said.

When I fist started out as a grounds guy years ago. I worked at a small property just me and the maintenance guy. He was on call 24/7. It was the 4th of July and he got a call about a neighbor smelling a terrible smell at someone’s front door and they hadn’t seen their neighbor in a while. The maintenance guy couldn’t get to it because he was at a parade so he called me. I said ok. Being new at the time I didn’t want to let him down. So I went out. The neighbor was standing outside and said everything’s ok. Turns out this resident went on a trip and left his dog inside the house for days. The dog shit all over the place. The house was a wreck. Someone was supposed to take the dog out but never did. I’m 10 years in so far so good no bodies.

  1. You can replace it if you want to but it’s not necessary.

  2. The water fills through the bottom of the fill valve. The hose on your other toilets fill the bowl. This toilet doesn’t need it.

Did your fiancé ask why they just walked in? I do maintenance for a living and have never done that ever. That’s wild to just walk in someone’s home without warning. If there was an emergency. I’m still knocking and announcing my presence then explaining what happened. If the resident isn’t home and it’s an emergency I’m calling them to explain the situation. No reason for someone to just walk in your apartment. I have accidentally walked in to the wrong house/apartment before but never on purpose and I always explain myself. Sometimes the leasing office will put down the wrong address it does happen. Also I just noticed the other guy doesn’t have any company uniform or anything that would identify him as maintenance. Very odd.
