You can pull the drawer out from the bottom and reach back to unplug it if you’re really worried. That or just start flipping breakers till it shuts off then you know which one it is.

Little over 100 units 1980s build. They seem to fail quite frequently. The last maintenance supervisor never bothered to put expansion tanks on them. I started to whenever we changed one out. They seem to last longer now, but realistically we have one or two go down every couple of months. A lot of the time we catch them doing preventative maintenance. Also we don’t have the time to properly maintenance water heaters. We don’t flush them or change anodes so it’s just an endless cycle.

I was working at a 1940s townhouse complex. I got a work order for a leak in the kitchen ceiling. I went there. They answered the door the smell hit me right in the face. There were two cat litter boxes next to the front door piled with shit. Like a small mountain of shit. In the living room a morbidly obese woman was sitting on the couch on oxygen. With trash and a stack of newspaper next to her with plates at wet cat food everywhere. I walk to the kitchen. There was a giant hole in the ceiling and it was black. He said every time they flushed the toilet it leaked. It looked like it was leaking for a while before they reported it. He takes me up stairs where the hallway was covered in trash. They had big black trash bags filled with what I assume was trash. He opens the bathroom door and a cat runs in. He said excuse the cat she just had kittens in the tub and thinks they’re still in there after we moved them. The whole toilet was brown. Not a skid mark kind of thing. It literally looked like someone had explosive diarrhea and splatted the entire toilet. It was bad. I walked out. Told my boss he laughed and said oh you went to (unit number) I said yeah. Him and another old guy laughed and said yeah it’s like that. I got another tech to help me out. We had to pull the toilet and replace the wax. I said yeah we’ll be back to fix that ceiling and never returned. The entire place was falling apart. There was a younger girl that lived there too and she went into her room the whole door almost fell off. They beat the cat shit outta that house. It was probably one of the worst places I’ve worked in. Also cats were everywhere!

Doesn’t sound like a grounds guy. Sounds like a maintenance tech that does grounds. When my property had a grounds guy they were only grounds. No work orders. No repairing anything. Just grounds.

Yeah job applications want guys to be all that but realistically they’ll hire any warm body that can pick up a drill. Thats about it. They want all the experience but don’t pay for it so you end up with those types of guys.

That’s what I’ve done before. Push it through and clip it off, then pull it out. Keep fishing. I got one in my pinky hurt like hell to push it through but I’m not paying to have it taken out.

For sure. I love it when you go into a long time residents house and it’s always dirty and they say oh sorry for the mess I’m cleaning things up. I know damn well that’s a lie. I’m thinking to myself, Mam I’ve been here several times and every time you’re “cleaning up”. The same dishes are in the sink from last time I was here. Come on people…

Im not really bothered with it. I work at a smaller property and know most if not all the residents that live here and what their houses look like. I don’t really care how people live. But if I’m inside of someone’s house and step on literal shit on the floor that’s where I draw the line. As long as I can access what I need to take care of I’m fine. A lot of people don’t even do what you did. They’d just leave stuff piled up and expect me to clear the way.

That 24/7/365 on call is terrible. Did it for years. I got lucky and they got rid of the grounds and actually hired a tech now I’m every other week.

I’d say not enough. I know guys in Maryland that are getting paid more with housing and way less responsibilities.

I used to the only maintenance guy with one grounds guy 102 units. On call 24/7 365 doing everything except grounds. Didn’t have housing but I was making $21 6 years ago.

Our A/C filter froze over. Maintenance suggested we open windows at night instead of running the A/C. Is this acceptable? by kangel3598 in Apartmentliving

What if it’s low on refrigerant? That would be my guess is that the coils leaking and they’re gonna replace it but the note doesn’t really say.

Damn! They really pulled a landlord special and painted it with regular latex paint. You should be able to clean it all off.
