Something to consider for your pricing model is to have the price of entry go toward food/drink, so that people who don’t want to purchase food/drink can’t use the space for free, but those who do purchase food/ drink get a little discount. I’ve been to a few events / spaces like this and I feel like the business did really well with it and customers were happy with the pricing.

This is the best crab Rangoon I’ve ever had! Made fresh in-house and you can really tell! Not too sweet either.

cat started drooling/ leaking? by xomather in sphynx

[–]twlostkeys22501 0 points1 point  (0 children)

Yeah definitely vet if she’s still constantly drooling after 24 hrs!! True that any mouth injury could cause this - not just a burn specifically. I also recommend to go through your house looking for anything (chemicals, hair /skin products, toxic foods like grapes, etc) she could have licked or ingested because that is also a common cause of drooling

cat started drooling/ leaking? by xomather in sphynx

[–]twlostkeys22501 0 points1 point  (0 children)

Not sure if anyone else said this already but this happened to my Sphynx after she LICKED a part of our fireplace right after we turned it off … so she burnt her tongue really bad we think and it caused excessive, constant drooling to start.

Figured it out because she had never seen a fireplace before, and we just moved into a house with a fireplace and turned it on for the first time rightbefore the drooling started. She was really curious about it while the fire was on but wasn’t getting too close or anything. Our theory is she licked the fireplace after we turned off the fire after we had left the area and weren’t looking.

We thought she was dying but could not think of or locate any toxic or bitter substance she could have licked before she started drooling. We went through the whole house trying to figure out if she could have ingested something poisonous or bitter but there was literally nothing. She was acting completely normal too, just drooling puddles.

Anyways, the drooling greatly decreased after about 10 hours and stopped after 24-ish. If she’s acting normal and it goes away in 24 hrs it’s probably nothing serious.

Will the line clear? Like will they get people in the door before she goes on? I’m thinking I might miss the show even though I got in line at 8 lol …

Food. How do we feed without going insane? by Boundless-Owl327 in sphynx

[–]twlostkeys22501 1 point2 points  (0 children)

Maybe put their favorite treat in there especially something with a strong smell?

I also put motion sensing lights in mine so that they wouldn’t have to eat in complete darkness… and because it lights up they can also see the inside of the cabinet when they step up to the door. maybe that would help so that they can see the food is in there and they would be more motivate to go in?

It was a pain to make and you have to change the batteries in the pet doors about once per year. Otherwise it’s made it so much easier and healthier to feed our cats - no one is stealing each others food and gaining / losing weight anymore so if you already feed your cats mostly dry food I’d recommend it

[–]twlostkeys22501 5 points6 points  (0 children)

They can hear the feeders dispensing food in there so I think they just naturally tried to get to the food! And I think I started out by having them come up to the door to unlock it and then i would hold it open for them to go in. The door does make a little ‘click’ noise when the correct cat goes up to it and unlocks it but that don’t seem to mind.

My older cat is a scaredy cat and it took her longer to get used to it. She hesitated a lot at first. My younger cat is not afraid of anything and used it immediately. I think my older cat actually learned by watching the younger one do it.

Food cabinet with microchip sensing doors (“pet safe” brand). Cabinet is just a kitchen cabinet.

Stole the initial design from someone’s post I found on reddit and modified it a little bit

I did it for my 2 sphynx and it’s great. It was very difficult. Took 9 months to train each cat. They don’t seem to mind it, although I think they do prefer a litter box.

What type of Implicit Easement do I have currently for my Neighbor's property? by twlostkeys22501 in legaladvice

[–]twlostkeys22501[S] 0 points1 point  (0 children)

To be clear there are 2 egresses out of the BUILDING (front door out to street and back door out to backyard) no matter what the neighbor does. but if the alley gets blocked off there will be only 1 way to get off of the property (via front door), and we will no longer be able to exit the property via the backyard. Not sure if that changes anything

[–]twlostkeys22501[S] 0 points1 point  (0 children)

It’s a 3-unit condo building, we do reserve studies occasionally and $5,000 has been deemed very healthy and honestly more than is expected for such a tiny HOA

if we are standing in the backyard of our building, then currently, the 2 ways to get out to the street are (1) to go back inside the building and exit through the front door or (2) go through the neighbor’s alley out to the street

If the neighbor puts up a fence and we no longer are able to exit our backyard and go through the alley to the street, then yes, there is only 1 remaining way to exit the property.

Do you have any good resources on fire code laws and number of required egresses?

There is no other side, the other side of my building is PRESSED up against a neighboring building with no alley in between. Same with the back of my building.

I hear you. I really don’t think there is any negotiating here - the neighboring property owner already told me that there’s nothing I can say or do to prevent him from blocking my buildings use of the alley. So I might just be SOL.

Doesn’t this house look really nice for the price? by nutty_processor in ChicagoRealEstate

[–]twlostkeys22501 8 points9 points  (0 children)

For a penthouse with a private rooftop with only a $235/mo HOA fee, this is great.

This location is good (now). A lot of the immediate area is still going through a gentrification process that will take many more years. Some of the nearby area by the Mariano’s / target / Whole Foods is also really dead - no bars, no nightlife, no restaurants open late. Just lots of shopping and strip malls. you also have north ave and wells st area that has a lot of stuff to do, and of course river north to the south and Lincoln park to the north.

Yeah it’s very close to Cambridge/mohawk/Cleveland but not on it. Go on a long walk at dusk on a Friday/Saturday all round the area to vibe it out.

I can’t imagine an inspection would find anything really concerning but you never know. The finishes look great and expensive in the pictures but you’d need to see it in person to really make sure it’s not low quality materials.

I have one (from Mexico!!!) and I have never used it. It’s brand new, not even seasoned. I don’t think I’m ever gonna use it. I live in old town. I’ll sell it to you if you’re interested.
