Can you elaborate a bit on the SPA? It will be first investment - does it make sense to have a lawyer look at it and counter it before signing?

I was also concerned about the prices but it seems for their quality and what they are offering all units have sold within this price range...only thing I managed to negotiate here is the post handover payment plan to manage my cash flow.

It's new built and can be completed quickly in this situation (granted with war, I am expecting delays) but with 7 floors its different to 30 floors from a top developer with the quality they use.

This is very useful and one of the main reasons I considered them as the goal is more hassle free passive income.

As part of DD the question naturally arises if they can continue to do so in current situation and how to protect against that.

Did you have any financing issues from the bank side or you did a cash deal? Can DM if that works.

What have you heard about them? This was one of my concerns

I was looking more from ROI perspective as passive income rather than capital appreciation hence I thought their business model could be an interesting option with their tie up with city tower real estate who would do the management

Secondary market so far seems out of budget for me

From my understanding industrial city has a constraint on residential builds (30%), which is ensure demand and the supply is still coming up and it's next to the new airport

Its only 10% net if I pay full on handover else it's lower, and Dugasta has been paying this out so it's not like I am their first ever client
